About the Project

Ocean House Surfside is the latest expression of a vision that has been decades in the making. Its developer, Multiplan Real Estate Asset Management, is the international arm of Multiplan, the Brazilian property empire founded in 1975 by Jose Isaac Peres. Beginning with BarraShopping in Rio de Janeiro — one of Latin America's most successful retail and mixed-use destinations — Peres built a portfolio of landmark properties across Brazil before turning his gaze toward South Florida. His American debut came with Il Villaggio on Ocean Drive in the 1990s, a project that redefined luxury living on South Beach, followed by 57 Ocean on Millionaire's Row in Miami Beach, which brought Brazilian-inflected tropical modernism to one of the city's most coveted stretches of coastline. Ocean House Surfside represents the next chapter: a smaller, more intimate canvas where Multiplan REAM can channel decades of placemaking experience into an uncompromisingly bespoke product of just twenty-five residences.

The building was designed by Arquitectonica, the Miami-based firm co-founded by Bernardo Fort-Brescia, and the result is a 12-story tower of considered restraint anchored at 9317 Collins Avenue. Fort-Brescia's architecture is conceived as a tribute to light, air, and water, with its massing and orientation calibrated to harvest views in three directions — east toward the Atlantic Ocean, south along the barrier island shoreline, and west across Biscayne Bay toward the Miami skyline. The landscape architecture is handled by ArquitectonicaGEO, the firm's dedicated outdoor design division, which has woven the building into a lush tropical setting of reflecting ponds, shade canopies, floating cabanas, and sculpted gardens that blur the boundary between interior living and the natural world. Together, the architectural and landscape programs create a compound-like atmosphere that feels at once cosmopolitan and deeply private — a quality that is increasingly rare on this stretch of the Florida coast.

The dual-orientation concept is the organizing principle of Ocean House and the idea that most clearly distinguishes it from its neighbors. Residences awaken each morning to the eastern horizon, where the Atlantic stretches without interruption to the edge of the sky, suffusing living spaces with the full spectrum of sunrise light. In the evenings, the building opens westward to frame the glittering Miami skyline as the sun sinks toward Biscayne Bay — a choreography of natural light that shifts across the day and marks the passage of time in a way that only a true oceanfront address can offer. The twenty-five residences range from two-bedroom layouts of approximately 2,093 square feet to five-bedroom homes of approximately 6,279 square feet, with the crown jewel being a two-story full-floor duplex penthouse spanning roughly 14,527 total square feet of interior and exterior space and carrying an asking price of 0 million. Interiors were conceived by Carla Guilhem, a designer celebrated for her work in luxury yacht and residential environments, who has brought to Ocean House a palette of natural stone, warm wood, and muted neutrals that recalls a kind of cultivated coastal calm. Private elevators serve each residence; ceilings reach ten feet throughout; and terraces up to twelve feet deep extend the living environment outward toward the horizon. Kitchens are equipped with professional-grade appliances and anchored by sculptural Silestone islands with waterfall edges, while bathrooms draw on spa idioms with soaking tubs, steam options, and material selections of the same quality found in the building's wellness spaces. Floor-to-ceiling glazing is standard throughout, ensuring that views — the fundamental luxury of this address — are present from every room.

The amenity program at Ocean House is conceived as a complete residential wellness ecosystem rather than a checklist of facilities. The experiential spa encompasses a steam room, dry sauna, hot tub, dedicated massage treatment rooms, and a salon — all proportioned for the intimacy of a private club rather than a hotel corridor. Surfside has undergone a profound transformation in the years since the 2021 Champlain Towers South tragedy, which prompted a wave of structural remediation across South Florida and simultaneously focused the attention of the world's most discerning buyers on the neighborhood's singular combination of small-town quietude and world-class amenity. Today Surfside is bookended by iconic institutions: the Four Seasons Private Residences at The Surf Club to the north — designed by Pritzker Prize-winning architect Richard Meier — and the pulsating energy of Bal Harbour Shops barely a block beyond that, with Miami Beach's Art Deco sophistication to the south.
