About the Project

Rising 45 stories above the Miami River at 690 SW 1st Avenue, The Standard Residences Brickell is a branded residential tower that brings one of the world's most culturally influential hotel brands into the ownership model for the first time in Miami. Designed by Arquitectonica — the firm behind some of Miami's most recognizable skyline profiles — with interiors curated by Goodrich in partnership with The Standard's in-house design studio, the tower delivers 422 fully finished residences on a waterfront site adjacent to the Underline linear park and two minutes on foot from the Brickell Metrorail and Metromover stations. Developed by Newgard Development Group and Two Roads Development, the project represents a convergence of genuine hospitality identity and long-term residential investment in one of the city's most connected urban neighborhoods.

The Standard brand was founded in 1999 by André Balazs, the Hungarian-born hotelier who had already transformed the Chateau Marmont into a cultural institution before turning his attention to a former motel on the Sunset Strip in West Hollywood. From that first property, Balazs established an ethos that was deliberately irreverent — the brand name appears upside down on every facade, a literal inversion of conventional hospitality — and built around the idea that a hotel should feel like a living room for creative people rather than a staging ground for corporate formality. The Standard became synonymous with poolside DJs, art installations in unexpected corners, and a guest list that read more like a downtown arts scene than a business travel directory. In 2013 Balazs sold an 80% stake to Standard International, and in October 2024 Hyatt Hotels completed its acquisition of the brand, giving The Standard the global distribution infrastructure to match its cultural reputation. The Brickell project marks the brand's most ambitious residential expression to date, and carries forward the same commitment to design wit, social energy, and lifestyle programming that has defined the brand across two and a half decades.

The 422 residences span studios through three-bedroom penthouses, with units ranging from 487 square feet for a studio up to approximately 1,553 square feet for the largest one-bedroom configurations and beyond for penthouse formats. Every home arrives fully finished — a deliberate point of differentiation in a Brickell market where buyers are often handed a blank concrete shell. Interiors feature nine-foot ceilings, imported porcelain flooring, full Miele appliance packages, Italian Italkraft cabinetry, and en-suite bathrooms finished with warm, textured materials that reflect the Goodrich design sensibility: considered rather than maximalist, with an emphasis on livability over ostentation. Floor-to-ceiling windows frame views of the Miami River, Biscayne Bay, and the Brickell skyline depending on orientation, and private terraces extend the living area outward across a facade characterized by Arquitectonica's signature undulating wave profile. The deposit structure — 10 percent at reservation, 10 percent at signing, 5 percent at 90 days, 10 percent at top-off, and the balance at closing — is designed to allow buyers to stage their commitment alongside the construction timeline.

The amenity program is organized across three distinct zones of the building, each conceived as a social destination rather than a checkbox on a marketing sheet. The 45th-floor rooftop hosts the signature pool alongside a full bar, private dining areas, summer kitchens, and panoramic views that encompass the city grid, the bay, and the ocean beyond — a space designed to function as both a daily ritual and an event setting. The 10th floor operates as the wellness and entertainment core: an infinity plunge pool spa complex with steam rooms and saunas, a full fitness center, dedicated yoga and dance studios, a bowling alley, a pet spa, and a screening room, all connected by the brand's characteristic programming sensibility. Dining anchors the lower floors — a signature restaurant and bar on the ninth floor captures river and skyline views in a setting calibrated for residents and members, while a ground-level riverfront restaurant brings the energy of the waterfront directly into daily life. The full suite of services includes 24-hour valet parking, electric vehicle charging infrastructure, a multilingual concierge team, and Standard Club Membership benefits that connect residents to the brand's global hospitality network.

Brickell is Miami's financial and urban core, and the site at 690 SW 1st Avenue places residents at the center of its most walkable district. Brickell City Centre — the mixed-use complex housing Saks Fifth Avenue, over 100 restaurants and retailers, and the EAST Miami hotel — is steps away. The Underline, the ten-mile linear park and urban trail that runs beneath the Metrorail from Brickell to South Miami, begins adjacent to the building's footprint, providing direct access to cycling, running paths, fitness stations, and public art installations. The Metrorail and Metromover stations at Brickell are within a two-minute walk, connecting residents to Wynwood, Midtown, the Design District, Miami International Airport, and Coconut Grove without a car. The Miami River waterfront itself, long underutilized, has matured into a genuine dining and leisure corridor, and The Standard Residences sits directly on its northern bank.

Studios at The Standard Residences Brickell are priced from approximately 40,000, one-bedroom residences from 82,000, two-bedroom residences from 84,000, and two-bedroom-plus-den configurations from .15 million, with penthouse pricing extending to several million dollars depending on configuration and floor. Sales are managed through One Sotheby's International Realty. As of early 2025, construction had advanced to approximately the tenth floor, with core wall work progressing steadily. Both The Standard Residences and its neighboring tower LOFTY Brickell — rising simultaneously on adjacent parcels along the river — received a combined second capital injection of 13 million to ensure delivery by the end of 2027. The project is also on track for Platinum Certification from the Florida Green Building Coalition, a level above the Gold standard required by code, reflecting a commitment to sustainability that matches its commitment to design. For buyers seeking a Brickell address that carries genuine cultural identity alongside long-term urban fundamentals, The Standard Residences represents one of the most distinctive pre-construction opportunities currently available in Miami.
