Smart Brickell Luxe is the third and final tower in a master-planned three-building community conceived entirely by Miami-based Habitat Group — a vertically integrated real estate firm that acts simultaneously as developer, general contractor, architect's partner, and property manager. Founded in 2005 by Santiago Vanegas, Habitat Group has spent two decades building and operating residential, hotel, and commercial properties within Brickell, acquiring an unusually deep understanding of the neighbourhood's rental dynamics and buyer profile. The two preceding Smart Brickell towers — both now completed and operating as hybrid condo-hotel properties — sold out entirely before delivery, validating Habitat Group's thesis that design-forward, management-light residential product has a durable audience in one of Miami's fastest-growing urban corridors. Smart Brickell Luxe carries that track record forward while raising the ambition of the overall project: it is the tallest and most amenity-rich tower of the three, and the one Habitat Group has positioned as the definitive expression of the Smart Brickell vision.
Rising 23 stories at 885 SW 3rd Avenue in West Brickell, the tower was designed by Ginard Studio, the Miami architectural practice whose work is recognisable for its restrained tropical modernism — facades that breathe rather than merely stand. For Smart Brickell Luxe, Ginard Studio employed subtly curving balconies and sculpted sun-shading overhangs that respond directly to Miami's solar angles, reducing heat gain without sacrificing the sweeping views that buyers in this price range expect. The building's massing is clean and slender, its glazing generous, and its ground plane activated by roughly 12,000 square feet of retail and commercial space — a café, an organic market, a restaurant, and boutique retail outlets — that animate the street edge and give the project a neighbourhood anchor quality rarely achieved at this scale. Smart Brickell Luxe is pursuing LEED Gold certification, continuing the green building commitment established by Tower 1, which achieved LEED Platinum. A construction loan of $17.66 million from Linkvest Capital was secured in May 2025, and vertical construction — with formwork, rebar cages, and a tower crane assembled on-site — was actively rising above grade by late 2025, with delivery targeted for November 2026.
Smart Brickell Luxe contains 131 residences in total: 53 traditional condominiums and 78 condo-hotel units. Both categories are delivered fully finished and fully furnished, with interiors curated by Adriana Hoyos, the Colombian-American designer celebrated for spaces that combine timeless warmth with precise, contemporary craft. Her approach here favours custom Italian cabinetry in the kitchens and bathrooms, thoughtfully selected stone countertops, and furnishing packages assembled with the same coherence one expects from a four-star hotel room — which is precisely the point. Units range from approximately 390 to 1,066 square feet, spanning studios through two-bedroom configurations with dens, each opening onto a private balcony. The 53 standard condominiums may be owner-occupied long term or rented freely; the 78 condo-hotel units are structured for short-term rental deployment from day one, arriving turn-key to the rental market without the usual friction of sourcing furniture, photography, or management contacts. Floor plans have been engineered with hospitality efficiency in mind: compact but complete, with layouts that photograph well and live comfortably for the business traveller or leisure guest staying a week or a weekend.
The amenity programme is distributed vertically across three key levels. The eighth floor serves as the social heart of the building, anchored by a resort-style pool and an expansive sun deck, a state-of-the-art fitness centre, spa facilities, and a set of coworking spaces — a nod to the building's resident base of entrepreneurs, remote workers, and investor-owners who spend meaningful time in the city. On the twenty-second floor, a bar and lounge and a café provide elevated communal spaces with views reaching across the Brickell skyline toward Biscayne Bay. The twenty-third floor crowns the building with a rooftop terrace, the highest point in the Smart Brickell complex, where panoramic views extend from downtown Miami's glittering tower cluster to the open water beyond. Ground-level amenities include 24-hour concierge and security services, valet parking, one assigned parking space per residence, and electric vehicle charging stations. The integration of hotel-grade hospitality infrastructure — a staffed lobby, managed access, and a recognised property management platform — means that the building runs more like a boutique hotel than a conventional condominium association, a distinction that matters both for day-to-day comfort and for rental yield.
For investors, Smart Brickell Luxe offers three clearly defined ownership strategies. The most conservative is a two-year fixed leaseback at a guaranteed 10 percent annual return, giving buyers immediate income certainty while Habitat Group manages the property in full during the stabilisation period. Alternatively, owners may self-manage their units on short-term rental platforms — Airbnb, Booking.com, VRBO, and others are all explicitly permitted — capturing the full upside of Miami's consistently strong visitor demand, where nightly rates in the building are projected to start from $300. A third path engages Habitat's own property management division at a 28 percent fee for a fully passive, outsourced operation. This spectrum of options is rare in Miami's pre-construction market and reflects Habitat Group's unusual depth as an operator: unlike developers who hand off a building at closing and move on, Habitat Group has a direct economic interest in maintaining occupancy and guest satisfaction across the entire Smart Brickell campus, given that it manages all three towers and its own brand reputation is tied to their performance.
Smart Brickell Luxe sits two blocks from the Brickell Metromover station, giving residents and guests car-free access to the financial district, Brickell City Centre, and connections to the broader Miami-Dade transit network — a meaningful amenity in a city where traffic congestion is endemic. Brickell itself has matured into Miami's most walkable urban neighbourhood, home to a dense concentration of international banks, law firms, and corporate headquarters, as well as a restaurant and nightlife scene that has grown substantially over the past decade. Mary Brickell Village and Brickell City Centre together provide luxury retail, dining, and entertainment within a five-minute walk, while the bayfront promenade and Simpson Park offer green relief from the urban intensity. For buyers choosing between Miami's various luxury neighbourhoods, Brickell offers something the others cannot entirely replicate: a genuine live-work-walk ecosystem underpinned by the economic gravity of the financial district and reinforced by the kind of transit infrastructure that supports year-round occupancy even when owners are not in residence — the foundational condition for a condo-hotel investment to perform.
