About the Project
Parkside Brickell is an eight-story boutique condominium rising at 1741 Southwest Second Avenue in Miami, a quietly refined address that places residents steps from Simpson Park and within easy reach of Brickell's celebrated financial corridor, upscale dining, and the shimmering waters of Biscayne Bay. The project is a collaborative effort between two developers whose combined credentials span continents: Miami-based Habitat Group, founded in 2005 by Santiago Vanegas, brings two decades of Brickell-specific experience to the venture, having pioneered the concept of owner-controlled short-term rental condominiums in the neighborhood and delivered multiple sell-out projects including the Smart Brickell towers. Their partner, BI Group, is Central Asia's largest real estate developer, a Kazakhstani firm founded in 1995 by Aidyn Rakhimbaev, Askhat Omarov, and Bauyrzhan Issabayev that has built more than 100,000 residential units across 30 years of operation worldwide. Together, the two firms have committed approximately 0 million across three Brickell developments, with Parkside representing the largest in unit count and the most accessible in price point — a deliberate positioning that targets the growing class of globally mobile buyers and investors who prize Brickell's momentum without requiring an eight-figure budget.
The architecture and interiors are the work of Kobi Karp Architecture and Interior Design (KKAID), the Miami-based studio that Kobi Karp founded in 1996 and has led for nearly three decades as a globally recognized force in luxury residential and hospitality design. Karp's portfolio includes Palazzo Del Sol and Palazzo Della Luna on Fisher Island, Monad Terrace in Miami Beach, and the Four Seasons Private Residences in Fort Lauderdale — projects that share a commitment to timeless form, environmental responsiveness, and the integration of local context into every facade and floor plate. At Parkside Brickell, Karp's studio applies that philosophy to a mid-rise scale, producing a building whose massing takes cues from the tropical landscape of the adjacent park, with clean lines, glass-railed balconies, and private terraces finished with floor-to-ceiling sliding glass doors that blur the boundary between interior and outdoor living. The result is a building that feels intimate and residential rather than corporate — a deliberate counterpoint to the supertall towers that define the northern edge of the Brickell skyline.
The 187 residences span studios, one-bedroom, and two-bedroom configurations, each designed around an open-concept floor plan that maximizes natural light through energy-efficient, floor-to-ceiling windows. Interiors are delivered fully furnished and finished, with sleek kitchenettes featuring custom cabinetry, marble countertops, and stainless-steel appliances. Bathrooms are appointed with frameless glass showers and custom lighting, and every unit includes an in-unit washer and dryer alongside a high-efficiency central air conditioning and heating system. The building's condo-hotel structure gives owners the flexibility to participate in a managed short-term rental program — a significant draw for buyers seeking yield from a Miami asset without the operational burden of self-management. Pricing for remaining residences starts from approximately 90,000, with delivery targeted for the second quarter of 2027.
The amenity program is organized around the rooftop, which functions as an elevated resort deck for the exclusive use of residents and their guests. A resort-style pool is framed by lounge furniture and beach-style gazebos, while a full outdoor bar and summer kitchen with barbecue area creates an entertaining environment with panoramic views over the Brickell skyline. Below, a state-of-the-art fitness center encompasses dedicated yoga and cycling studios alongside hot and cold plunge facilities, catering to the wellness routines of health-conscious urban residents. Coworking spaces provide a professional-grade work environment within the building itself — a recognition that many buyers will use their residence as a base for remote or international work. At street level, a ground-floor restaurant and a lobby café-bar animate the building's public face and provide daily convenience without requiring residents to leave the property. The building is pet-friendly, and a private parking garage with EV charging infrastructure accommodates residents who drive.
Brickell's position as Miami's financial hub and one of the most walkable urban neighborhoods in the southeastern United States underpins the long-term case for ownership at Parkside. The district earned recognition as Miami's best neighborhood to live in 2024, driven by its extraordinary density of restaurants, cultural venues, and corporate headquarters, a walkability score of 90, and its unique position at the intersection of the city's professional and social lives. Simpson Park, the 7.8-acre tropical hardwood hammock directly adjacent to the building, provides a rare natural counterweight to the urban intensity of nearby Brickell Avenue — a setting that gives Parkside its name and distinguishes it from the glass-and-steel anonymity of tower living. Biscayne Bay is minutes away on foot, offering boating, watersports, and waterfront dining, while the Brickell City Centre and Mary Brickell Village provide luxury retail and entertainment within easy walking distance. For investors and end-users alike, Parkside Brickell offers an entry point into one of the Western Hemisphere's most dynamic real estate markets at a price point, boutique scale, and locational quality that few comparable projects in the neighborhood can match.
