Rising 37 stories above the heart of Brickell, One Twenty Brickell Residences is the most conceptually ambitious condominium tower to emerge from Miami in this cycle. Developed by PMG at 120 SW 8th Street, the tower delivers 266 fully furnished luxury residences spanning studios through three-bedrooms, set within one of two architecturally cohesive towers that together total more than 1.3 million square feet of mixed-use development. Designed by Sieger Suarez Architects — the firm behind some of South Florida's most recognized skyline additions — and with interiors conceived by Cotofana Designs, One Twenty Brickell is a building that takes seriously the question of how professionals actually want to live and work. The condo tower broke ground in April 2025 with 13 million in construction financing secured from Ares Real Estate and Monarch Alternative Capital, and carries a target delivery of 2028.

The headline innovation at One Twenty Brickell is something no Miami developer has attempted before: every single residence comes with a deeded, privately owned office suite. These are not shared coworking spaces or amenity-floor desks — they are individually titled units on floors two through twelve of the tower, enclosed in glass panels and outfitted with a desk and ergonomic chair, two guest chairs, a wallpaper accent wall, and complimentary high-speed Wi-Fi. Each office ranges in size from approximately 100 to 387 square feet. The entire office floor is served by its own private elevators, a staffed concierge reception, and a dedicated coffee station. For larger meetings, residents have access to a shared conference suite equipped with an eight-person table, a 72-inch smart TV with integrated camera, a conference phone, and Wi-Fi. The concept formalizes a behavior that became ubiquitous during the remote-work era — the desire to separate professional life from domestic life — and does so with the legal permanence of deeded ownership. A buyer does not rent an office; they own one, outright, as part of their closing.

The residences themselves range from 452 to 1,395 square feet and are delivered fully furnished, removing one of the most friction-heavy aspects of owning a pied-à-terre or investment unit. Unit types span studios, one-bedroom, two-bedroom, and three-bedroom configurations, with floor plans designed to maximize natural light and skyline views. Interiors by Cotofana Designs apply a warm-toned, editorial sensibility — a counterpoint to the stark minimalism common in the genre — with attention to material quality throughout kitchens, bathrooms, and living areas. Every residence is move-in ready from day one, whether for owner-occupants, seasonal residents, or buyers seeking a professionally managed income-generating asset.

The amenity program at One Twenty Brickell occupies more than 60,000 square feet and is genuinely comprehensive. At the top of the tower, a sky bar and lounge frames panoramic views of the Brickell skyline and Biscayne Bay beyond. The wellness infrastructure rivals dedicated spa facilities: a fitness center with state-of-the-art equipment, a separate movement studio, a yoga lawn, therapeutic steam rooms, saunas, cold and hot plunge pools, and private treatment rooms. The pool deck features an infinity-edge pool positioned for sunset views over the city. Social infrastructure is equally considered — a double-height owners lounge with a catering kitchen, an event and meeting space for private gatherings, a café and juice bar, a children's club and gym, a dog run, and an outdoor pickleball court with dedicated court-side seating. The building also provides 10,000-plus square feet of ground-floor retail and 606 parking spaces across a shared podium connecting both towers.

PMG — Property Markets Group — is one of the most prolific development firms operating in South Florida, and One Twenty Brickell represents the latest in a Miami track record that includes Echo Brickell, Echo Aventura, Muse Sunny Isles, the E11EVEN Hotel and Residences, and a stake in the Waldorf Astoria Hotel and Residences Miami. Founded in New York in 1991 by Kevin Maloney, PMG has since expanded to 23 markets nationwide under managing partners Ryan Shear and Dan Kaplan, with a portfolio exceeding 175 projects, more than 10,000 residential units, and over 18 million square feet of total development. The firm is known for entering markets early, identifying underutilized sites with transformative potential, and executing projects that tend to define rather than follow neighborhood direction. Its in-house capability across acquisitions, financing, design management, construction oversight, sales, and marketing gives it an unusual degree of control over execution quality.

One Twenty Brickell launched sales in early 2024 with residences priced from the mid-00,000s, and reached 91% pre-sold before construction financing was even finalized — a signal of unusually strong absorptive demand in a market that has grown more selective. PMG officially announced a complete sellout of all 266 condo residences in August 2025, just over a year after the project launched. With the 13 million construction loan closed, Juneau Construction Company leading the build, and a 652-foot crane scheduled for vertical construction, the tower is firmly on track for its 2028 delivery. For buyers who participated, One Twenty Brickell represents a rare case of a concept-driven building — one built around a genuine thesis about how people live and work — that the market validated completely.
