House of Wellness Brickell is a 34-story, 656-residence condominium tower at 152 SW 9th Street in Brickell, developed by North Development — a joint venture between Oak Capital's Ricardo Dunin and Edifica's Juan Carlos Tassara. Designed by Studio MC+G Architecture with interiors by Urban Robot Associates, the project is the debut of a residential brand built entirely around one principle: that a building should actively improve the health of the people who live in it. Sales launched in February 2026 with residences from $390,000, bringing serious wellness programming within reach of a far broader audience than the sector has historically served. The tower rises adjacent to The Underline linear park and the Metromover, and within walking distance of Brickell City Centre and Mary Brickell Village.

The building's core offering is the Integrated Wellness Method — a structured, ongoing health program built into daily life rather than offered as an optional amenity. Every resident begins with a comprehensive 360-degree full-body assessment upon move-in, establishing a personalized health baseline measured over time. From that foundation, residents access individualized wellness plans, scheduled follow-ups, and on-site professionals spanning nutrition, personal training, physical therapy, massage therapy, and esthetics. A dedicated Lifestyle Director oversees the experience and curates a calendar of community classes and programming. A proprietary wellness app handles service bookings and progress tracking, while a partnership with CLEAR delivers a building-wide water purification system that extends the wellness philosophy to every tap.

North Development brings 52 years of combined development experience, 108 completed projects across the United States, Brazil, and Peru, and more than four billion dollars in total sales to the project. The House of Wellness brand reflects a strategic expansion by the Dunin-Tassara partnership into program-driven residential living, with the Brickell tower intended as the first in a broader platform. Their Miami pipeline also includes the 579-unit Domus Brickell Center — which secured $220 million in construction financing in September 2025 — and the 172-unit Domus Brickell Park. Fortune Development Sales leads the marketing program.

Residences are priced from $390,000, placing the entry point among the most accessible in the new-development Brickell market while delivering finishes and programmatic depth that compete with far more expensive addresses. Pre-construction sales launched in February 2026, with delivery targeted for the first quarter of 2030.
