Rising twelve stories above the tree canopy of West Brickell at 1611 SW 2nd Avenue, Domus Brickell Park is the inaugural project of the Domus brand — a purpose-built condo-hotel conceived from the ground up for the short-term rental era. Developed by North Development and designed by Zyscovich Architects with interiors by Urban Robot Associates, the building delivers 171 fully furnished residences in a neighborhood bookended by Simpson Park Hammock and the dense financial energy of Brickell Avenue. Having secured its certificate of occupancy and welcomed its first residents and guests in early 2026, Domus Brickell Park stands as the first Brickell-area tower to top off in 2025 and among the first of a new generation of lifestyle-oriented condo-hotels to open in Miami's urban core.

North Development is the joint venture of two seasoned real estate principals with complementary track records on opposite sides of the Americas. Ricardo Dunin, CEO of Miami-based Oak Capital, built his reputation pioneering condo-hotel conversions in South Florida — including The Mutiny Hotel and the Sonesta Bayfront Hotel in Coconut Grove — before channeling that expertise into a ground-up branded platform. His partner, Juan Carlos Tassara, leads Lima-based Edifica, one of Peru's most prolific residential developers, with dozens of projects completed across South America. Together they secured a 0 million construction loan from Forman Capital and Core Capital to break ground in March 2024, moved through foundation and vertical construction with notable speed, and topped the structure in January 2025, ahead of most projections. Their shared thesis is straightforward: the traditional condo-hotel model was overdue for reinvention, and Domus Brickell Park is the proof of concept.

The 171 residences span studios, one-bedrooms, one-bedroom-plus-den, and two-bedroom configurations, ranging from approximately 330 to 979 square feet of well-edited interior space. Every unit was delivered fully furnished and finished — nine-foot ceilings, private balconies, keyless smart-lock entry, and in-unit washer-dryers — so that owners face none of the friction of outfitting a rental property from scratch. Unit interiors by Urban Robot Associates balance warm residential sensibility with the durability and cleanability that a high-turnover hospitality product demands: considered material selections, considered storage, and a layout logic oriented toward the guest experience rather than owner-occupancy alone. On the rooftop, a pool deck with private cabanas, a jacuzzi, outdoor grills, and an open entertainment area captures panoramic views toward Biscayne Bay and the Brickell skyline. The wellness floor houses a steam room alongside a fully equipped fitness center with state-of-the-art equipment. Dedicated coworking spaces with high-speed internet throughout address the needs of the digital nomad and monthly-stay professional.
