Behind the project is North Development, a joint venture formed by two firms with deep roots in residential development across the Americas: Oak Capital, the Miami-based real estate private equity group, and Edifica, the Lima-founded developer responsible for some of Peru's most celebrated urban projects. Together they created the Domus FLATS brand — a hospitality-driven residential concept built on what the company calls its Integrated Wellness Method, a philosophy that weaves health-conscious design, environmental quality, and hotel-grade services into the fabric of everyday living. Domus Brickell Center is the brand's second and largest expression of that vision, following the success of its smaller sister tower, Domus Brickell Park. The project secured approximately $180 million in C-PACE financing from Bayview PACE in September 2025, a milestone that underscored institutional confidence in both the concept and the location. General contractor Thornton Construction, a Florida firm with an established track record in mid- and high-rise residential, leads the build.
The 579 residences at Domus Brickell Center are delivered fully finished and fully furnished — move-in ready, or more precisely, rental-ready from closing. Studios, one-bedroom, and two-bedroom flats are available, each outfitted with curated interiors by Urban Robot Associates that balance the warmth of a designed home with the durability and practicality demanded by a high-turnover short-term rental program. Finishes are selected to photograph well and wear better, with hotel-quality fixtures, integrated storage, and thoughtful layouts that maximize usable square footage. All residences are managed by Domus Management, the in-house operator that handles guest services, housekeeping, maintenance coordination, and platform listings on behalf of owners — providing a genuinely passive income structure for investors who want exposure to Miami's short-term rental market without the operational burden of self-management. There are no rental restrictions and no minimum stay requirements imposed by the building.
The amenity program at Domus Brickell Center is layered across multiple floors and designed to serve residents and short-term guests alike. Its sister project, Domus Brickell Park, is a boutique 12-story tower with 171 residences at 1611 SW 2nd Avenue — designed by Zyscovich Architects, positioned adjacent to green park space, and delivering in early 2026. Center is the larger and more urban of the two siblings: taller, denser, closer to the financial core, and calibrated for a buyer who wants scale, visibility, and maximum rental demand rather than the quieter, park-facing character of the Park building.
