About the Project

Cipriani Residences Miami is the most ambitious branded residential project to emerge from Miami in a generation. Rising 80 stories and approximately 940 feet above Brickell's southern edge at 1420 South Miami Avenue, the supertall tower will become the tallest structure in the neighborhood upon its 2028 completion, surpassing the 868-foot Panorama Tower and reshaping the city's southern skyline. Designed by Arquitectonica's founding principal Bernardo Fort-Brescia, the building's curved all-glass facade draws its proportions and fluidity from Italian yacht design, cascading skyward in a form that reads differently from every vantage point across Biscayne Bay. Developed by Coconut Grove-based Mast Capital, which assembled the final large raw parcel in Brickell at 1420 South Miami Avenue in a $103 million land acquisition in December 2021, the project represents a decade-level convergence of site, brand, and architectural ambition. It is the first ground-up residential tower in the Americas to carry the Cipriani name, and the realization of what the family has long considered its most personal project outside Venice.

The Cipriani name carries a weight few hospitality brands can claim. Giuseppe Cipriani, a Venetian bartender, opened Harry's Bar in 1931 on Calle Vallaresso after lending his savings to a stranded American patron -- a gesture that was repaid with enough capital to launch what would become one of the most celebrated establishments in the world. Ernest Hemingway drank there. Orson Welles dined there. The Bellini cocktail and beef carpaccio were both invented within its walls. Giuseppe's son Arrigo took the helm in the 1950s and spent the following decades expanding the family's vision globally, opening Harry Cipriani in New York's Sherry-Netherland Hotel in 1985, followed by restaurants and event spaces in Venice, Milan, Los Angeles, Dubai, Hong Kong, Monte Carlo, and beyond. Today, a third generation -- Ignazio and Maggio, the sons of Arrigo's son Giuseppe -- continues to steward a hospitality empire spanning over 30 establishments across four continents. Miami represents something distinct within this lineage: not a restaurant affixed to a hotel, but a permanent residential community built from the ground up around the Cipriani way of life, in which every element of daily living -- from the morning espresso to the late-evening nightcap -- is animated by the family's particular brand of Italian warmth and discipline.

The 397 residences, designed in collaboration with London-based interiors firm 1508 London, span one- to four-bedroom configurations ranging from approximately 1,123 to 3,495 square feet, with each home benefiting from private elevator access, 10-foot ceilings, floor-to-ceiling windows, and expansive terraces with unobstructed views across Biscayne Bay, Simpson Park, and the Brickell and downtown Miami skylines. Kitchens are fitted with custom Italian cabinetry designed in the Cipriani aesthetic, Wolf and Sub-Zero integrated appliances including cooktop, refrigerator, freezer, wine cooler, and dishwasher, all set against imported stone surfaces. Primary bathrooms are appointed with sculptural standalone bathtubs, glass-enclosed showers with floor-to-ceiling tile, vanities with backlit mirrors and imported stone countertops, and Dornbracht fixtures throughout. Smart-home technology is integrated building-wide, and spacious laundry rooms and walk-in closets are standard across most configurations. The top 18 floors constitute the Canaletto Collection -- a curated offering of 74 ultra-luxury residences and six penthouses beginning at $4.1 million, with private pools on select units. Canaletto residents receive priority access to the tower's speakeasy, a dedicated concierge tier, and bespoke service protocols modeled after the family's most exclusive establishments.

The 50,000-square-foot amenity program is among the most comprehensive ever conceived for a residential tower in South Florida, and it is defined above all by the presence of an operating Cipriani restaurant within the building itself. This is not a branded lounge or a catering arrangement: it is a full Cipriani dining venue open exclusively to residents, staffed by Cipriani-trained professionals, offering the same kitchen standards and service culture found in the family's global properties. Twenty-four-hour in-home dining from this restaurant, along with butler service, is available to all residents. Anchoring the amenity floors is a resident-only speakeasy on the 37th floor with floor-to-ceiling windows framing sweeping bay views -- an intimate social club conceived as a private gathering space in the spirit of Harry's Bar, designed for cocktails, conversation, and the kind of unhurried hospitality that defines the Cipriani name. Two resort-style pools occupy the elevated pool deck alongside private cabanas, while a four-level wellness center houses a spa with sauna and treatment rooms, a state-of-the-art fitness center, and dedicated wellness programming. Additional leisure amenities include a private screening room, golf simulator, pickleball court, and a full-service pet facility with dog park and grooming. A dedicated Director of Residences, 24-hour concierge and security, complimentary valet, and a limousine service within a three-mile radius complete the service infrastructure.

Cipriani Residences Miami occupies one of the most distinctive parcels in the entire Brickell district. The 2.8-acre site at 1420 South Miami Avenue sits at the quieter southern end of the neighborhood, directly adjacent to Simpson Park -- a 10-acre urban hardwood hammock that is one of the last remaining natural forest fragments in Miami -- providing a buffer of greenery and birdsong rarely available to residents of a 940-foot skyscraper. Biscayne Bay lies minutes to the east, Coconut Grove to the south, and the full commercial and cultural infrastructure of Brickell City Centre, Mary Brickell Village, and the financial district core within comfortable walking distance to the north. The Brickell Metrorail station and Miami's expressway network provide straightforward access to Miami International Airport, Wynwood, the Design District, and Miami Beach. The site's position -- close enough to the city's energy, insulated enough from its density -- is a rare quality in the Miami urban core.

Construction is advancing at one of the fastest vertical paces in Miami's recorded history. After securing what was at the time of signing the largest condominium construction loan ever closed in South Florida -- a $600 million facility provided by Mexico's Banco Inbursa and Ascendant Capital Partners -- Mast Capital broke ground in February 2024. By October 2025, the structure had passed its 44th floor, its core ascending via a next-generation self-climbing hydraulic slip form system that eliminates crane dependency and has allowed the team to gain a floor roughly every three working days. Topping out is anticipated in early 2026, with full delivery expected in 2028. Residences are priced from $1.7 million for standard one-bedroom configurations, with the Canaletto Collection starting at $4.1 million. Sales and reservations are handled exclusively by Fortune Development Sales.
