About the Project

Baccarat Residences Miami is a 75-story glass tower rising 835 feet above the confluence of the Miami River and Biscayne Bay, at 99 SE 5th Street along Brickell Avenue. Developed by Related Group and GTIS Partners, the building was designed by Arquitectonica, whose faceted, wave-like facade is perhaps the most architecturally deliberate in contemporary Miami: the floor plates expand and contract from level to level so that the building appears to ripple as it climbs, each elevation catching light at a different angle — a direct formal translation of the geometry of a Baccarat crystal cut. Interior design was entrusted to New York firm Meyer Davis Studio, who translated 18th-century French craft sensibility into a spare, luminous palette of champagne, platinum, and cool white — materials and tones that carry the Baccarat brand identity from the lobby, where handcrafted Baccarat crystal chandeliers hang beneath the undulating glass entrance canopy, into every corridor and residence above.

The Baccarat name carries more weight than most luxury brands attached to residential towers. Founded in 1764 in the town of Baccarat, in the Lorraine region of eastern France, the crystalworks was established by royal charter of King Louis XV and began its ascent to global prestige when it received its first royal commission from King Louis XVIII in 1823. Through the 19th century, Baccarat supplied the courts of Europe, the maharajas of India, the tsars of Russia, and the emperors of Japan, winning gold medals at successive World's Fairs and developing the lead-crystal techniques that remain the standard for luxury glassware today. That provenance translates directly to residential life here: owners receive formal Baccarat Global Member status, priority access to Maisons Baccarat in Paris and worldwide, exclusive invitations to private Baccarat events and exhibitions, and complimentary membership at 1 Hotel South Beach — the sister property under the SH Hotels & Resorts umbrella that manages day-to-day building services. Living here is not simply occupying a branded address; it is formal enrollment in one of the oldest continuous luxury cultures in the world.

The building contains 360 residences in three distinct typologies. The 324 tower units begin on the 15th floor and range from one to four bedrooms, with entry-level homes starting at approximately 1,336 square feet; one-bedroom residences are priced from around $1.8 million, two-bedrooms from $2.7 million, three-bedrooms from $2.9 million, and four-bedrooms from $4.3 million. Below the tower, 28 riverfront flats and duplexes sit at water level along the Miami River, offering direct promenade frontage and immediate access to the marina; these homes are priced between $2.3 million and $5.3 million and represent one of the few remaining opportunities for true urban waterfront living in Brickell. At the apex, eight bespoke penthouses spanning the top three floors range from 3,500 to 9,000 square feet, the largest being Upper Penthouse 01 — a five-bedroom, nine-and-a-half-bathroom residence with a private rooftop terrace and sky pool. The penthouse collection is priced from $9 million to approximately $27 million. Throughout all residences, finishes reflect the Meyer Davis brief: private key-activated elevators opening into individual foyers, 10- to 12-foot ceilings, 8-foot-deep wraparound terraces overlooking either Biscayne Bay or the river, Wolf and Sub-Zero appliance suites, spa-style master baths with freestanding soaking tubs and frameless rain showers, and the DARWIN home wellness intelligence network managing air purification, circadian lighting, and environmental controls.

The amenity program runs to more than 75,000 square feet and is managed entirely by SH Hotels & Resorts, whose operational standard means residents experience hotel-grade service as a daily baseline rather than an occasional upgrade. The centerpiece is a resort-style deck anchored by a zero-entry saline swimming pool with private cabanas, overlooking the river toward the bay. A dedicated hammam spa — branded La Mer — offers steam rooms, sauna, and a full menu of private treatment rooms, while the Altitude Fitness Center provides a cardio theater, spinning studio, and yoga and meditation rooms. The private marina extends over 300 linear feet of dockage along the river, with a residents-only house yacht available on demand and a private water taxi service connecting to destinations along Brickell and the bay. A 10,000-square-foot signature riverfront restaurant anchors the ground-floor promenade, which connects at its eastern end to the Miami Circle National Historic Landmark park. Additional programmatic amenities include a wine cellar and tasting room, a Grand Salon for private events, a game room and children's playroom, a gourmet market, beauty salon, barber, and comprehensive pet services. A curated, museum-quality art collection installed throughout the building's public areas completes what is, in effect, a self-contained vertical resort. Twenty-four-hour concierge service is supplemented by a luxury house car operating within a three-mile radius, complimentary valet parking, and personal shopping, flower delivery, and IT consultation as standard.

The location at the mouth of the Miami River is one of the most strategically significant plots remaining in Brickell. Brickell Avenue is Miami's primary financial corridor — home to the regional headquarters of major banks, international law firms, and investment houses — and the neighborhood has undergone a decade of sustained densification that has produced one of the most walkable urban environments in South Florida. The river itself forms the northern boundary of the site, providing water access and protected sightlines that taller neighbors cannot obstruct. To the east, Biscayne Bay is visible from virtually every upper-floor residence. Within walking distance are Brickell City Centre, Mary Brickell Village, and the Underline linear park; Miami International Airport is approximately 20 minutes by car. For boaters, the building's marina provides direct passage to the bay and, beyond it, the Florida Keys and the Bahamas. The address carries both the prestige of Brickell Avenue and the rare amenity of genuine riverfront and bayfront proximity — a combination that is, at this scale and finish level, effectively unrepeatable in the Miami market.

As of early 2026, construction has reached the 40th floor of the 75-story structure, with the building on track to top out later in 2026 and overall construction expected to conclude in early 2028. The project is approximately 95 percent sold, reflecting sustained international demand for branded ultra-luxury product in Miami's Brickell submarket — an absorption rate achieved almost entirely in the pre-construction phase, with pricing that has escalated significantly from initial offerings as the building has risen. For buyers entering now, the riverfront flat collection and remaining penthouse inventory represent the final available positions in a tower that, when complete at 835 feet, will stand among the tallest and most distinguished residential structures on the Miami skyline.
