This five-story boutique condominium at 2200 Brickell Avenue sits at the quieter, residential southern edge of Brickell — close enough to the energy of the urban core, far enough to feel genuinely removed from it. With 105 residences spread across just five floors and crowned by a full one-acre rooftop amenity sanctuary, the project makes a principled argument for human-scale luxury: that the best way to live in a world-class city is not necessarily to rise above it, but to inhabit it with intention. The building is actively under construction, with delivery targeted for Q3 2026 and more than sixty percent of residences already sold.

Behind 2200 Brickell is a partnership of institutional caliber. Aria Development Group, founded in 2009, has deployed over $300 million in equity across ground-up and adaptive reuse projects in New York and Miami. Largo, led by Nick Werner, has completed more than two million square feet across New York and South Florida, with a portfolio that includes The American Copper Buildings by SHoP Architects and The Fitzroy by Roman and Williams. Place Projects, Joe Furst's Miami-based firm, brings local expertise and a curatorial sensibility honed across Wynwood, West Palm Beach, and St. Petersburg. Architecture is by Revuelta Architecture International, whose Miami credits include Una Residences, with interiors by ODA New York — Eran Chen's globally recognized practice known for integrating architecture, interiors, and landscape into a single residential vision.

The 105 residences range from one to four bedrooms, spanning 590 to 2,100 square feet, with a selection of ground-level garden villas offering two-story living and oversized private patios — a format almost entirely absent from Brickell's condo market. ODA New York's interiors bring restrained warmth throughout: floor-to-ceiling glass frames bay and skyline views, wide-plank wood and large-format ceramic tile ground the living areas, and custom kitchens feature wood cabinetry and natural stone countertops with premium appliances. Every residence includes a private balcony, in-unit washer and dryer, and fully built-out closets. The building holds WELL Certification, evaluated across ten core concepts including light, movement, and nourishment — placing it among a small number of Miami residences to pursue this standard from the outset of design.

The one-acre rooftop is the project's defining feature — a ratio of outdoor space only a low-rise building can deliver. Neighboring towers include Bristol Tower, Skyline on Brickell, and Una Residences, anchoring the block as a genuinely residential address rather than a commercial corridor.

Pricing starts at $1.2 million for one-bedroom residences, with two-bedroom configurations from $1.44 million and three-bedroom-plus-den plans from $1.785 million. The payment structure is twenty percent at contract, ten percent thirty days later, ten percent at ninety days, and sixty percent at closing in Q3 2026.
