About the Project
Twenty Sixth & 2nd Wynwood Residences is a joint venture between two of Miami's most consequential development firms: Property Markets Group (PMG) and LNDMRK Development. PMG was founded in 1991 by Kevin Maloney and has grown from a New York City real estate operator into a national powerhouse with more than 175 projects, 10,000 residential units, and over 18 million square feet of development across the country. Under managing partners Ryan Shear and Dan Kaplan, PMG has become synonymous with luxury urban living in Miami, having delivered landmark projects including Echo Brickell, Echo Aventura, Muse Sunny Isles, E11EVEN Hotel & Residences, and the Waldorf Astoria Hotel & Residences Miami. Shear, recognized as one of Miami's most prolific condo developers, has championed a philosophy of creating residences that respond to how people actually live — blending investment flexibility, design excellence, and amenity depth into every project PMG puts its name to.
LNDMRK Development, led by principal Alex Karakhanian, brings a distinct competitive advantage to the venture: deep, intimate knowledge of Wynwood itself. Karakhanian's firm has operated within the neighborhood for years, investing in and repositioning its commercial fabric before the rest of the market recognized its residential potential. LNDMRK co-owned Cube Wynwd, one of the district's defining mixed-use properties, and has since built a pipeline of Wynwood residential projects including the forthcoming Frida Kahlo Wynwood Residences and One West Twelve in Historic Overtown. Where PMG provides institutional scale and capital depth, LNDMRK provides the neighborhood fluency and local relationships that separate opportunistic development from genuine placemaking.
Situated at 201 NW 26th Street — also addressed as 2600 NW 2nd Avenue — Twenty Sixth & 2nd rises eight stories and 147 feet above the streets of Wynwood. The building was designed by Cube 3, the architecture firm responsible for several prominent South Florida mixed-use projects, with interiors conceived by Cotofana Designs. The building's massing was deliberately calibrated to the human scale of its surroundings: the ground level presents sweeping floor-to-ceiling glass across three street frontages, creating nearly 475 linear feet of activated retail edge and drawing an immediate visual connection between the building's commercial programming and the pedestrian life of Wynwood's streets. Two levels of structured parking are screened behind an aluminum louver system articulated with art panels — a nod to the neighborhood's mural culture — before giving way to the residential floors above, where recessed balconies and rounded architectural corners soften the tower's profile and frame views of the surrounding skyline. The result is a building that feels rooted in Wynwood's character without retreating into nostalgia.
The 233 fully furnished residences range from studios to one-bedroom layouts with dens, and every unit ships move-in ready with Italian-designed kitchen and bath cabinetry, WaterWorks fixtures, custom closets, in-unit washer and dryer, and built-in lighting. The defining innovation of the project, however, is its deeded office suite program — a first for Miami and the United States. Wynwood's transformation from a post-industrial warehouse district into one of Miami's most visited and economically dynamic neighborhoods is one of the most studied urban stories in American real estate. The catalyst was the Wynwood Walls, established by Tony Goldman in 2009, which converted blank warehouse exteriors into a permanent outdoor museum and drew international attention to a neighborhood that had previously been overlooked by developers and residents alike. Over the following decade, galleries, restaurants, and creative businesses followed, and by the early 2020s Wynwood had earned its first formal zoning overlay — the Wynwood Special Area Plan — designed to manage and sustain its growth. Residential development has accelerated rapidly since, as buyers increasingly seek to live within walking distance of Miami's most culturally dense square mile.
