NoMad Residences Wynwood represents the global debut of a residential concept from one of boutique hospitality's most celebrated brands. The NoMad name traces its origins to 2012, when visionary hotelier Andrew Zobler — founder and CEO of the Sydell Group, a company he named for his grandmother and built into a portfolio of defining lifestyle properties including the LINE, the Freehand, and the Ned — partnered with investor Ron Burkle to open the first NoMad Hotel in New York City's Flatiron District. Named for the Manhattan neighborhood north of Madison Square Park, NoMad quickly became synonymous with a specific register of glamour: literary and cinematic in its references, rooted in Old World craftsmanship, and fiercely committed to food and beverage as a form of cultural expression. In April 2024, Hilton acquired a majority controlling interest in the Sydell Group for $56 million, bringing the NoMad brand into Hilton's global commercial infrastructure while Sydell retains control of design, branding, and management. The partnership positions NoMad for aggressive global expansion — with as many as 100 properties targeted worldwide — and NoMad Residences Wynwood stands as the brand's first-ever foray into dedicated residential real estate, making it a milestone not just for Miami but for the hospitality industry at large.
The development team behind NoMad Residences Wynwood brings together three partners with complementary strengths across Miami real estate, national development, and deep Wynwood street knowledge. The Related Group, founded in 1979 by Jorge M. Perez, is the largest Hispanic-owned business in the United States and the dominant force in South Florida luxury residential development, with a portfolio exceeding $20 billion and more than 90,000 residential units developed over four decades. Perez, born in Buenos Aires to Cuban parents and trained as an urban planner, began his career rehabilitating affordable housing in Miami's Little Havana before pivoting to luxury with landmark projects such as the Portofino Tower in South Beach. His philanthropic commitment to Miami culminated in a $35 million gift to the Miami Art Museum, which was subsequently renamed the Perez Art Museum Miami. Tricap, the Manhattan-based development and investment firm led by David Edelstein, brings a track record of high-risk, high-reward urban repositioning: Edelstein's firm previously acquired and transformed the Miracle Mile Shops on the Las Vegas Strip for $235 million before selling for $1.1 billion, and co-developed the critically acclaimed W South Beach Hotel and Residences. Rounding out the trio is Alex Karakhanian's LNDMRK Development, a Miami-based firm whose deep roots in Wynwood and the broader urban core give the partnership essential neighborhood fluency — Karakhanian has assembled and developed some of the district's most significant parcels and is regarded as one of the most active voices shaping Wynwood's ongoing evolution.
Architecture and exterior design were entrusted to Arquitectonica, the Miami-based firm that has defined the visual language of South Florida's skyline for more than four decades. Their approach at 2700 NW 2nd Avenue produces a nine-story mid-rise that wears its industrial heritage lightly: raw concrete and steel textures read as a nod to Wynwood's warehouse origins, while carefully articulated fenestration, clean horizontal lines, and curated outdoor terraces give the building a sculptural presence that is confident rather than showy. The massing is deliberately human in scale, declining to compete with the neighborhood's street-level art culture and instead presenting a composed facade within it. Landscaping by Naturalficial softens the building's edges with lush tropical planting along the ground plane and the rooftop, creating an unexpected softness that reinforces the relationship between architecture and its surroundings. Beauchamp Construction served as general contractor, overseeing delivery through a timeline that saw the structure top off in late 2024 and exterior cladding reach near-completion by mid-2025, with closings commencing in early 2026.
The 329 residences range from studios to two-bedroom floor plans, all delivered fully furnished and turnkey — a deliberate decision that reflects the hospitality DNA of the brand and removes the friction typically associated with furnishing a new home or investment property. Interiors were designed by DesignAgency, the award-winning Toronto firm known for translating brand identity into livable environments with intelligence and restraint. Each residence features floor-to-ceiling sliding glass doors opening to private balconies, open-plan living areas that maximize natural light, and spa-inspired bathrooms with bespoke tile and warm brass hardware. Kitchens are equipped with Bosch appliances, Italian-made cabinetry accented with brass fixtures, and polished stone countertops. The aesthetic throughout is characterized by old-school glamour meeting an industrial edge — rich textures, curated art, warm tones, and considered material selection that signals longevity over trend. Museum-quality artwork is integrated throughout common areas and residences, extending the neighborhood's identity as an arts district into the building's interior culture.
The amenity program at NoMad Residences Wynwood is anchored by two distinct food and beverage concepts that elevate it well beyond the standard roster found at peer developments. On the rooftop, the NoMad Restaurant and Bar delivers the brand's signature blend of accessible luxury and convivial atmosphere, with a lushly landscaped pool terrace, private cabanas, a full-service sun deck, and a cocktail bar serving NoMad classics alongside a seasonal al fresco menu with panoramic views over Wynwood and toward the Miami skyline. At ground level, Casa Tua Cucina — the Italian and Mediterranean concept founded by Miky Grendene and imagined as an extension of the founder's own home — establishes the building's street presence as a genuine neighborhood dining destination. Beyond dining, residents enjoy the NoMad Library and Lounge, a curated co-working and social space that hosts events and provides a quiet counterpoint to the energy of the street; an outdoor cinema and grilling area for communal gathering; a state-of-the-art fitness and wellness center; 24-hour concierge and building security; 24/7 valet service with an in-building garage; and bicycle and private storage. The building is fully Airbnb-friendly, with daily short-term rentals permitted and an in-house management team handling check-ins and guest services — a meaningful distinction in Miami's regulatory environment and a direct extension of the hotel brand's operational expertise into the ownership model.
Wynwood's transformation from a post-industrial warehouse district into one of the most creatively charged urban neighborhoods in the Americas has been well-documented, but NoMad Residences Wynwood arrives at a moment when that transformation is consolidating into genuine long-term real estate value.
