About the Project

Rising 62 stories and 749 feet above the Atlantic on Sunny Isles Beach's Collins Avenue, Bentley Residences is the world's first residential tower to bear the name of one of the great British motor marques. Developed by Gil Dezer of Dezer Development — the family office responsible for pioneering branded luxury residences in South Florida, beginning with the Porsche Design Tower — the project stands at 18401 Collins Avenue on a 2.37-acre oceanfront site and will ultimately deliver 216 ultra-luxury residences ranging from expansive full-floor condominiums to a crown penthouse of 24,000 square feet. Designed by Sieger Suarez Architects with interiors curated by Bentley Home, the tower's sculpted glass facade tapers and twists toward the sky, making it the tallest residential building on any American beachfront. What sets it apart from every other tower on the Eastern Seaboard is not simply scale or address, but a single invention — the Dezervator — that collapses the boundary between an owner's automobile collection and their living room into one seamless, mechanised act of arrival.

Bentley Motors was founded on 10 July 1919 by Walter Owen Bentley in Cricklewood, North London, with an ambition stated plainly and never since abandoned: to build a fast car, a good car, the best in its class. Within five years, that ambition had been demonstrated on the most demanding circuit in the world. Bentley won the 24 Hours of Le Mans in 1924, and then again in 1927, 1928, 1929, and 1930 — a dominance that no manufacturer has matched across the same concentrated span. The Bentley Boys, a loose fraternity of wealthy British racing devotees led by Woolf Barnato, made those victories legendary. After passing through Rolls-Royce ownership for most of the twentieth century, Bentley was acquired by the Volkswagen Group in 1998 — a transaction that gave the marque both the financial resources and manufacturing precision to reinvent itself as the world's definitive grand tourer. Today, consolidated under the Audi premium arm of Volkswagen Group since 2022, Bentley occupies a position shared by almost no other brand: it is simultaneously a working race heritage, a design institution, and a byword for handcrafted excess. That identity — speed married to serenity, power expressed through restraint — is the DNA that Bentley Home brings to every surface, fixture, and threshold of the Residences.

The 216 homes at Bentley Residences span a range of configurations and orientations that makes the tower genuinely heterogeneous in its offering. West-facing residences overlooking the Intracoastal Waterway average approximately 5,500 square feet and are priced from $5.6 million, while the east-facing oceanfront homes average 6,100 square feet and begin at $8.3 million. Larger units extend across three and four bedrooms, reaching up to 9,000 square feet of interior space before culminating in the crown penthouse: 24,000 square feet across the building's uppermost floor, listed at $70 million and representing one of the most valuable single residential offerings in Florida's history. Bentley Home's interior programme draws on the same material vocabulary that defines the company's automobiles — hand-stitched leather in the marque's signature Diamond quilting pattern, bookmatched dark walnut veneers, brushed copper, aged bronze hardware, and precision-milled surfaces that carry the same tolerance standards applied to a Continental GT dashboard. Every residence includes a private terrace accommodating a sunken pool — not a plunge pool or a decorative feature, but a full swimming pool integrated into the balcony structure at height, with unobstructed ocean or Intracoastal views. Each terrace is configured as an open-air living room with outdoor kitchen provisions, treating outdoor space as a true extension of the interior.

The Dezervator is the mechanical heart of Bentley Residences and the invention that most clearly distinguishes the tower from every other high-rise in the world. The system was conceived by Sieger Suarez Architects and subsequently patented by Dezer Development — its first iteration appeared at the nearby Porsche Design Tower, but Bentley Residences delivers it at a scale and finish that eclipses its predecessor. Each residence is allocated an in-unit sky garage with capacity for up to four automobiles, positioned immediately adjacent to the living space and separated by floor-to-ceiling glass so the collection is permanently on display. Arriving at the building, a resident drives to one of the Dezervator lobbies on the ground floor. An RFID tag embedded in the vehicle is scanned automatically, triggering a bespoke lighting system that guides the driver to the correct lift bay without requiring them to leave their seat or interact with any interface. The hydraulic mechanism then grips the vehicle by its tyres, securing it onto a robotic shuttle carriage, and the entire assembly ascends to the owner's floor at the correct orientation. The lower sections of the elevator shaft are enclosed by glass, affording a panoramic view of the building's shared volumes as the car travels upward. EV charging stations are fitted in every sky garage, and the system can rotate vehicles within the garage depending on which end requires access — turning a 62-storey skyscraper, in effect, into a vertical private motor house.

The amenity programme occupies more than 20,000 square feet across three dedicated floors and was designed to ensure that every conceivable leisure or wellness need is available without leaving the building. The centrepiece of the dining offer is a signature restaurant and mezzanine lounge conceived with James Beard Award-winning chef Todd English, set behind 33-foot floor-to-ceiling windows framing panoramic ocean vistas. Alongside it, a whiskey bar and cigar lounge provide a private members-club atmosphere for evening gatherings. The oceanfront pool deck features a resort-style heated swimming pool with full poolside food and beverage service, beach attendants, and chaise lounges arranged directly at the water's edge. The wellness floor includes a full-service spa with indoor and outdoor relaxation areas, an oceanfront beauty salon, and a state-of-the-art fitness centre with an outdoor training terrace. A 14-seat private cinema, a games room equipped with VR headsets and both golf and driving simulators, and a dedicated kids' club complete the recreational offer. Bentley Residences also unveiled a 114-square-foot pet spa outfitted throughout with Bentley signature motifs, offering grooming, washing, and drying services for residents' animals — a detail that speaks to the project's commitment to leaving no luxury unconsidered. Around-the-clock multilingual concierge, valet, on-demand yacht reservations, and in-residence spa treatments complete the service layer.

Ground was broken at 18401 Collins Avenue in March 2024, and construction advanced aggressively through late 2025 — including a record-setting mat foundation concrete pour involving 2,100 truckloads and 20,000 cubic yards of concrete delivered over 36 continuous hours, the largest such pour in Florida's residential construction history and the second largest of any kind in the nation. In November 2025, Dezer Development secured a $630 million construction loan from Madison Realty Capital — the largest single construction financing deal in South Florida that year — with more than half of the 216 units already under contract. Completion is targeted for the first quarter of 2028. Sunny Isles Beach occupies a narrow barrier island between the Atlantic and the Intracoastal Waterway, roughly equidistant between downtown Miami and Fort Lauderdale, and has over the past two decades become the preferred address for ultra-premium branded towers in South Florida. Bentley Residences sits at the northern end of the Collins Avenue luxury corridor, in a neighbourhood that already counts Porsche Design Tower, Residences by Armani Casa, and Turnberry Ocean Club among its immediate neighbours. For buyers seeking the combination of a proven developer, a brand with a century of performance heritage, and a building offering an amenity available nowhere else on earth, the pricing spectrum from $5.6 million to $70 million reflects a market that has so far validated every one of those propositions.
