Standing at 1901 Collins Avenue on a lush three-acre oceanfront estate, the Shore Club Private Collection reclaims one of South Beach's most storied addresses as Miami's most coveted private residential enclave. The original Shore Club was designed by Albert Anis and opened in 1949 — a confident expression of Miami Modern architecture rising from the sand at the intersection of Collins Avenue and the Atlantic. Over the following decades the property became one of the defining social stages of Miami Beach, drawing in successive eras of cultural luminaries, fashion tastemakers, and international celebrities. The hotel's famous Skybar and bungalows hosted the likes of Jay-Z, Derek Jeter, and Matthew McConaughey, while Nobu Matsuhisa operated his celebrated Japanese restaurant on the grounds, making the Shore Club as much a dining destination as a place to stay. Its companion structure, the Cromwell Hotel, built in 1939, anchors the southern edge of the estate, extending its architectural heritage even further back into Miami Beach's golden age. The two buildings together represent an unbroken line of glamour and ambition on one of the most desirable stretches of oceanfront in the world.
The redevelopment is led by the Witkoff Group in partnership with Monroe Capital, two of real estate's most accomplished and resourceful institutions. Steve Witkoff founded the Witkoff Group in New York in 1997 after a career as a real estate attorney and a decade of building his portfolio alongside key Manhattan partners. The firm has since become one of the country's most prominent private developers, known for transformational projects in New York, Los Angeles, Las Vegas, and Miami — most recently the flagship Edition Hotel and No. 1 Hotels. Monroe Capital is a Chicago-based alternative asset management firm with over $17 billion in committed and managed capital, specializing in private credit, direct lending, and real estate. Monroe acquired control of the Shore Club site in 2020, assuming the interests of prior developer HFZ Capital, and brought Witkoff on as an operating partner. Together, in July 2023, they closed a record $430 million construction loan provided by J.P. Morgan — the largest residential construction financing in South Florida history at the time — signaling both the scale of the ambition and the institutional confidence behind the project.
Managing the Shore Club Private Collection's hotel and residential services is Auberge Resorts Collection, the California-born hospitality brand that traces its roots to Auberge du Soleil, the Napa Valley wine country inn that in 1981 effectively invented the American luxury boutique hotel. Under the stewardship of the Friedkin Group and led by a veteran hospitality executive team, Auberge has grown to more than two dozen exceptional properties across the United States, Mexico, the Caribbean, and Europe. The brand's ethos — intensely place-specific, small in scale, and emphatically non-corporate — makes it a natural partner for a project rooted in singular cultural identity. Auberge's appointment to the Shore Club marks its first address on Miami Beach and represents one of the most significant new additions to the brand's portfolio in its history. Residents of the Private Collection receive the full spectrum of Auberge's legendary service infrastructure, including 24-hour concierge and butler staff, curated programming, bespoke in-residence dining, and access to the hotel's guest amenities on an owners-first basis.
The architectural commission was awarded to Robert A.M. Stern Architects (RAMSA), the New York firm whose work has long been synonymous with the intelligent marriage of classical tradition and contemporary luxury residential design. The Shore Club Private Collection is notably the first oceanfront project in RAMSA's distinguished history — a milestone that speaks both to the singularity of the site and to the ambition of the development team. Stern's approach treats the project as an act of restoration and elevation rather than erasure: the original Shore Club building and the Cromwell House are being meticulously rehabilitated, their Art Deco and MiMo detailing preserved and refined, while a new twenty-story residential tower rises behind them to command sweeping Atlantic views. Interior design for the hotel spaces is led by Bryan O'Sullivan Studio, the London- and Dublin-based firm celebrated for deeply sensory, material-rich environments. The landscaping across the three-acre estate is the work of Island Planning Corporation, which has designed a sequence of botanical gardens, flowering pathways, and curated outdoor rooms that give the property the lush, enclosed feeling of a private tropical compound in the heart of South Beach.
The forty-nine residences are distributed across three distinct structures — the Tower, Cromwell House, and the Beach House — allowing buyers to choose an address that suits their preferred scale, character, and orientation. Tower residences range from two- and three-bedroom plans beginning at approximately 1,900 square feet to expansive four-bedroom half-floor layouts and full-floor combinations, all featuring RAMSA's interiors that draw on the visual language of classic yacht design: rich mahogany and white oak millwork, nickel and brass metalwork, arched windows, and sweeping curved walls that echo the motion of the sea. Ceiling heights are generous throughout, and every residence is designed around the primacy of the ocean view. At the summit of the Tower sits the flagship penthouse, which exceeds 10,500 square feet of interior living space with a further 8,000 square feet of wraparound terrace. In early 2024 that penthouse entered contract at a reported price above $120 million, setting an all-time record for Miami Beach and establishing the Shore Club Private Collection as the benchmark against which all of the city's ultra-luxury residential development is measured.
The amenity program reflects the full scope of Auberge's hospitality philosophy executed at the scale of a private estate. Three swimming pools — including a residents-only pool with dedicated cabana and butler service — are set within the botanical gardens, which extend to 175 feet of Atlantic beachfront. A private porte-cochere entrance ensures residents arrive and depart with the discretion appropriate to an address of this standing. The Auberge-branded spa offers a complete treatment menu, and the fitness center includes private training suites. A signature restaurant, poolside cafe, curated library, and cocktail lounge round out a social infrastructure that rivals any residential building in the country. Located on Collins Avenue between 18th and 19th Streets, the Shore Club Private Collection sits at the heart of South Beach, moments from Lincoln Road, Art Basel's principal venues, and the international dining and culture that define Miami Beach's enduring appeal. With vertical construction actively progressing as of early 2026 and the project more than 85 percent sold, this building has already secured its place in the story of Miami.
