About the Project

Rising twenty stories above the waterfront at 12000 North Bayshore Drive, Continuum 12000 Sport & Wellness Residences reimagines luxury living along Biscayne Bay. The project occupies a 4.32-acre site in North Miami — a stretch of bayfront corridor framing sweeping views across Indian Creek and the open waters beyond — and is built on the conviction that premium residential design and serious athletic and wellness programming belong together. With sales launched in early 2026 and groundbreaking slated for 2027, Continuum 12000 arrives as the most ambitious entry in South Florida's expanding wellness-residential category, setting a new benchmark for the Biscayne Bay corridor north of Miami Beach.

The tower is designed by Kobi Karp Architecture and takes the form of a slender glass tower whose geometry maximizes bay and skyline exposures across all orientations. Interiors are by Paul Duesing Partners — the studio responsible for the original Continuum South Beach interiors and Rosewood's Las Ventanas al Paraiso in Mexico — bringing resort-caliber residential design to every surface and finish. Landscaping is led by Urban Robot, whose work ties the building's ground plane to the bay's edge. The architectural language is one of restraint: glass, natural materials, and the water itself are the dominant aesthetic forces.

The building's 262 private residences range from one-bedroom homes to three-bedroom layouts, waterfront villas, and penthouses, spanning 1,035 to 3,543 square feet. Every residence includes a private terrace with panoramic bay or skyline views. Interiors reflect a wellness philosophy throughout: kitchens finished in travertine and quartzite with custom European cabinetry, spa-inspired primary bathrooms, NSF-certified water filtration systems built into every unit, and cedar saunas in select residences. Prices start at .4 million, with no short-term rentals permitted below six months — affirming its positioning as a primary or second-home community rather than a rental investment vehicle.

At the heart of the development is The Mermaid Club, a roughly 150,000-square-foot waterfront amenity campus anchored by more than 1.5 acres of submerged land transformed into an immersive bayfront experience. A twenty-slip private marina and floating pools place residents directly on the bay, complemented by paddleboards, kayaks, and a curated fleet of water toys. A historic beach deck designed for yoga, sun, and social gathering forms the outdoor social hub. The 4,200-square-foot fitness center is equipped with performance-grade apparatus, and the adjoining longevity spa offers contrast therapy, cold plunges, and infrared saunas. Indoor pickleball courts, a golf simulator, a putting green, a sports screening room, an alfresco bar, and a demonstration kitchen complete a lifestyle campus built around health, movement, and life on the water.

The development is led by Ian Bruce Eichner, founder and chairman of The Continuum Company, alongside his daughter Allie Eichner, president of Continuum Florida. Eichner's career spans five decades of landmark development, including City Spire and Madison Square Park Tower in New York and the Cosmopolitan Resort and Casino in Las Vegas. His defining Florida achievement remains Continuum on South Beach — a two-tower gated beachfront community whose south tower opened in 2002 and north tower in 2008 — still one of the most coveted addresses in Miami Beach. Continuum Company today manages a multi-billion-dollar portfolio across South Florida, with active projects in North Bay Village and Bay Harbor Islands alongside Continuum 12000.

North Miami's Bayshore Drive corridor has attracted buyers who demand direct waterfront access and proximity to the Design District, Wynwood, and Brickell — all within fifteen minutes — without the price premium of Miami Beach. The area's scarcity of new luxury supply, combined with irreplaceable Biscayne Bay frontage, gives Continuum 12000 a compelling investment thesis alongside its lifestyle credentials. With groundbreaking projected for 2027 and a construction period of under two years anticipated, first occupancy is expected before the end of the decade.
