Rising sixteen stories above the Biscayne corridor in North Miami Beach, Nexo Residences announces a new chapter for flexible luxury living — one built around the premise that a home should work as hard as its owner. Conceived by Fortune International Group and Blue Road, the 254-residence tower at 13899 Biscayne Boulevard is South Florida's first condominium community designed from the ground up for unrestricted home-sharing, offering owners the freedom to rent their residences nightly, weekly, or seasonally through platforms such as Airbnb and Vrbo without the administrative friction that burdens most condo associations. The project reached 90 percent in pre-sales before topping off construction in June 2025, drawing buyers from more than 25 countries and validating a thesis that lifestyle investment and genuine rental yield need not be mutually exclusive.
The tower was designed by the celebrated Uruguayan-Canadian architect Carlos Ott — whose portfolio spans opera houses and civic monuments across four continents — in collaboration with Miami-based Frankel Benayoun Architects. The resulting facade is a study in contemporary tropical modernism: clean geometric massing animated by deep-set balconies, floor-to-ceiling impact glazing, and a sculpted crown that culminates in the building's signature rooftop observatory. Interior design and landscaping were entrusted to Urban Robot, the Miami studio whose work at the W South Beach, the Gucci flagship in the Design District, and Oasis Wynwood speaks to a sensibility that blurs the boundary between hospitality and residence. Together, the two firms have produced interiors that feel simultaneously curated and effortlessly livable.
Nexo's 254 residences span a full spectrum of configurations, from studios of 531 square feet to three-bedroom homes and a limited collection of three- and four-bedroom townhomes reaching 2,438 interior square feet. Every unit is delivered fully furnished and turnkey, removing the friction of a conventional move-in entirely. Interiors are finished with imported porcelain tile flooring, European-style Italkraft cabinetry, quartz countertops, Bosch appliances, matte-black fixtures, and built-in bedroom closets with dedicated lockable owner storage — a detail that signals the building's dual identity as both primary residence and investment asset. Expansive private balconies with frameless glass railings extend each living space outward toward views of the city, Biscayne Bay, and the Atlantic horizon. Perhaps the most distinctive offering is the two-story tech hub: a dedicated coworking and café space that acknowledges the reality of a workforce no longer tethered to a single office. Alongside it, a sophisticated fitness suite pairs an indoor-outdoor gym and yoga studio with on-demand virtual trainer technology, allowing residents and their guests to access structured programming at any hour. A two-story arrival lobby and lounge, a multi-purpose clubroom with private event space, a children's playground and plaza, electric vehicle charging stations, and gated dual entrances round out a list designed to satisfy both the owner in residence and the transient guest.
Fortune International Group brings nearly four decades of South Florida development credibility to the project. Founded in 1983 by Edgardo Defortuna, Fortune has developed more than 30 residential towers and overseen the marketing and sale of over 120 buildings representing upward of 31,000 units. Its Jade series — Jade Beach, Jade Ocean, and the Herzog and de Meuron-designed Jade Signature in Sunny Isles Beach — established the company as a standard-bearer for luxury condo development in the region. Blue Road, headquartered in Bay Harbor Islands and led by CEO Jorge Savloff, is an integrated developer with more than two decades of experience across residential, commercial, and hospitality assets throughout Florida and South America. Its local portfolio includes The Highlands in North Miami Beach and hotel assets along Miami Beach, and together with Fortune it secured a 3 million construction loan in 2025 to carry Nexo through completion.
North Miami Beach occupies a compelling position in the Greater Miami hierarchy — close enough to Aventura, Bal Harbour, and Sunny Isles Beach to command their gravitational pull, yet still offering land values and price-per-square-foot metrics that represent genuine relative value. The immediate Biscayne Boulevard corridor has attracted sustained institutional interest in recent years, with FIU's Biscayne Bay Campus, Dezerland Park, and a growing retail ecosystem underpinning long-term neighborhood momentum. For international buyers, Nexo carries the additional distinction of qualifying as an EB-5 investment vehicle, requiring a ,050,000 investment toward a path to U.S. residency.
