About the Project

Ocean Terrace is the product of two complementary forces: the visionary ambition of Ocean Terrace Holdings, the partnership of Alex Blavatnik and Sandor Scher that first conceived this transformation of North Beach, and the deal-making conviction of Witkoff Group, the New York-based firm led by Alex Witkoff that joined the project in early 2025 and immediately secured an $85 million preconstruction loan from J.P. Morgan to unlock it. Together they have assembled a development team without precedent on this stretch of Miami Beach. Douglas Elliman Development Marketing serves as the exclusive sales and marketing representative, and at launch in October 2025 the project surpassed $200 million in presales, a milestone that confirmed what insiders already suspected: Ocean Terrace is not simply another luxury tower but a once-in-a-generation repositioning of an entire neighborhood. The 2.2-acre site spanning the Collins Avenue and Ocean Terrace corridors between 74th and 75th Streets will deliver 76 residences across two distinct structures, a 42-key boutique hotel in a lovingly restored historic building, a private members club, and 15,000 square feet of curated retail, all anchored by 350 feet of uninterrupted Atlantic shoreline.

The architectural program was entrusted to two firms whose sensibilities complement each other perfectly. Revuelta Architecture International brings deep Miami roots and a mastery of coastal modernism to the exterior massing and building envelopes, crafting a 20-story condominium tower whose contemporary glass facades echo the rhythm of the sea. Robert A.M. Stern Architects, the celebrated New York practice known as RAMSA, takes full command of every interior environment across all four programmatic components: the condominium tower, the resort residences tower, the historic hotel, and the wellness and private club facility. RAMSA's interiors combine the elegance of classical composition with a sensibility rooted in Miami Modern and Art Deco precedents, drawing further inspiration from mid-century Brazilian modernism and the refined domesticity of French modernism. The result is an aesthetic vocabulary that feels simultaneously cosmopolitan and deeply at home on the North Beach shoreline. Landscape architecture is led by ENEA, whose cultivated gardens shade the grounds and frame the architecture in layered tropical greenery, while the celebrated Raymond Jungles has designed a new five-acre public park at the heart of the site, already open to the public and anchored by an art installation from acclaimed Parisian sculptor Prune Nourry.

The historic component of Ocean Terrace is central to its identity. North Beach's mid-century streetscape along Ocean Terrace and Collins Avenue was shaped by a remarkable collection of MiMo and Art Deco buildings, structures that defined Miami Beach's post-war character before decades of neglect allowed them to fall into disrepair. The developers obtained approval from Miami Beach's Historic Preservation Board to restore and adaptively reuse two of these classic midcentury structures, transforming them into the project's most distinctive amenity spaces. One building houses the 42-key boutique hotel with a glamorous restaurant and bar that will serve both guests and the broader neighborhood; the other has been reimagined as the private members club, offering dedicated wellness, dining, and social programming within richly detailed RAMSA-designed interiors. This dual act of restoration re-establishes what the developers describe as the soul of North Beach's mid-century character while introducing a contemporary standard of hospitality that this enclave has never previously enjoyed. The project's emergence has catalyzed broader investment and civic energy in the area, positioning North Beach as Miami Beach's next great neighborhood and reversing decades of underinvestment in one of the coastline's most storied corridors.

The 52 private condominium residences occupy the 20-story tower and range in configuration from one-bedroom-plus-den layouts to expansive five-bedroom homes, spanning from just under 3,000 to nearly 7,000 square feet. Ceiling heights run between ten and 10.6 feet throughout, and private terraces extend eight to thirteen feet in depth, ensuring that the Atlantic horizon and the lush park below are present in every principal room. Each residence arrives with a private elevator, Parquet de Versailles white oak flooring, custom RAMSA-designed cabinetry, and countertops in natural stone. Kitchens are appointed with Gaggenau appliances, a specification that signals culinary seriousness rather than mere brand positioning. The 24 resort residences in the second tower range from fully furnished one-bedroom suites to four-bedroom homes and penthouses, available with custom RAMSA-designed decor that draws on refined nautical references. At the pinnacle of the condominium tower sit two exceptional five-bedroom duplex penthouses, each extending to its own private rooftop equipped with a lap pool, hydrotherapy spa, al fresco lounge, open-air kitchen, and outdoor dining area. The penthouses are priced at approximately $64 million, placing Ocean Terrace among the most ambitiously priced residential offerings in Miami Beach history. Prices across the broader collection begin at $6.3 million.

The amenity program unfolds across more than 60,000 square feet of combined indoor and outdoor space and is organized around the project's signature fifth-floor deck, aptly named The Ocean Terrace. This elevated oasis overlooks the Atlantic with sparkling resort and sunrise pools, sunlit lounges, and five-star food and beverage service delivered directly to residents and their guests. The private 350-foot shoreline below offers direct beach access exclusive to the community, while the surrounding five-acre Raymond Jungles park creates a botanical gateway that transitions seamlessly from the building's podium to the sand. Within the restored historic structures, the members club provides dedicated wellness facilities, a spa, and curated social programming, while the boutique hotel adds a convivial restaurant and bar that animates the ground plane along Ocean Terrace. A fitness center, library, and tearoom complete the residential amenity program, and 15,000 square feet of carefully selected retail along Collins Avenue brings street life and daily convenience to the development's doorstep.

North Beach has long been Miami Beach's most under-told story: a neighborhood with authentic mid-century bones, genuine community character, and direct oceanfront access, yet historically overshadowed by the relentless commercial energy of South Beach and the polished luxury of Mid-Beach. That narrative is changing decisively, and Ocean Terrace is the development most responsible for the shift. Its combination of restored historic fabric, world-class architectural talent, a fully integrated hospitality and wellness program, and oceanfront positioning on a 350-foot private beach delivers the kind of comprehensive lifestyle proposition that today's most discerning buyers demand but rarely find outside of the most established luxury addresses. For buyers who understand that the most compelling investments in real estate are found at the inflection point of a neighborhood's emergence, Ocean Terrace represents precisely that moment: a landmark project that will define North Beach's identity for generations, delivered by a partnership with the financial depth, design ambition, and market credibility to see it through. Groundbreaking is expected in 2026, with completion anticipated in 2029.
