About the Project

Ella Miami Beach is the product of a carefully assembled partnership between three South Florida real estate firms whose combined experience spans more than a billion dollars in transacted value across residential, commercial, and mixed-use assets. Constellation Group, founded by Eduardo Otaola, brings a disciplined, family-office approach to development that has yielded a string of boutique, high-design projects in Miami's most sought-after submarkets -- from the acclaimed 4225 Ponce office building in Coral Gables to the luxury condo development Cora Merrick Park. Before founding Constellation in 2019, Otaola structured debt and equity transactions exceeding $3 billion across roles at Deutsche Bank, UBS Real Estate Finance, and Integra Investments. The Boschetti Group, led by Jose Boschetti, brings an institutional-scale track record -- a portfolio exceeding $3 billion that spans more than 17,000 residential units and 1.5 million square feet of office and commercial space -- alongside a reputation for timeless design and rigorous construction execution. Rounding out the trio is Vietmar, the Miami-based investment firm of Rainer Viete, whose more than three decades in large-scale U.S. and Latin American real estate transactions gave the partnership its site: a former BellSouth property at 6940 Abbott Avenue that Vietmar acquired from AT&T in 2023, unlocking one of the last compelling development parcels in North Beach.

Arquitectonica, the globally recognized Miami-based architecture firm founded in 1977 and long synonymous with the city's bold modernist identity, conceived Ella as a contemporary homage to Miami Beach's Art Deco golden era. The ten-story building draws from the neighborhood's defining architectural vocabulary -- geometric compositions, symmetrical facades, strong horizontal banding, and a playful command of proportion -- reinterpreted through a thoroughly contemporary lens. The result is a structure that reads as genuinely of its place without resorting to pastiche: crisp volumes, expansive glass terraces cantilevered over the street, and a facade rhythm that acknowledges the scale and grain of the surrounding North Beach streetscape. Arquitectonica principal Raymond Fort led the design, delivering a building that earns its place in the lineage of Miami Beach architecture while meeting the expectations of a discerning twenty-first-century buyer.

The interiors of Ella were conceived by Steven G., the award-winning Miami-based design practice with more than four decades of luxury residential and hospitality work to its name. Steven G. drew directly from the Art Deco idiom -- layering vibrant color palettes, geometric pattern, and the era's characteristic sense of theatrical glamour -- into a finish language that feels both historically resonant and unmistakably current. Bespoke turn-key interior packages by Steven G. are available for purchase, offering buyers a fully curated living environment ready for immediate occupancy or rental. Each home arrives with approximately nine-foot ceilings throughout, ItalKraft contemporary kitchens appointed with stone countertops and JennAir appliances, European-inspired designer closets, and in-unit washers and dryers. Gracious private terraces extend the living space outward, with select residences commanding sweeping views across Biscayne Bay, the Atlantic Ocean, and the Miami skyline.

Ella's 103 residences span eight distinct floor plans ranging from intimate studios of approximately 434 square feet to two-bedroom homes of up to 1,089 square feet, with penthouse terraces reaching 1,000 square feet. Pricing begins in the $600,000s and extends to $2 million, a range that positions the building as an accessible entry point into Miami Beach luxury ownership without sacrificing the quality of finish or amenity depth typically found at much higher price points. The project broke ground in February 2025, secured a $42.3 million construction loan from Amerant Bank arranged through Berkadia, and achieved over 70 percent pre-sales by the time structural work began -- a strong indication of the market's confidence in both the product and the partnership behind it. The building topped out in spring 2026 and is on track to deliver in early 2027.

The amenity program at Ella spans more than 22,000 square feet and reflects a genuine commitment to resort-caliber daily living. The rooftop pool delivers panoramic Bay and skyline views alongside a summer kitchen and observation lounge designed for entertaining. A pickleball court with Atlantic Ocean sightlines, an outdoor yoga and meditation deck, a cold plunge pool, and a sauna anchor an extensive wellness offering. A state-of-the-art fitness center, a coworking space, a grand lobby lounge, a meditation lawn, and complimentary beach cruisers complete the on-site experience. Off-site, residents enjoy access to a private beach club managed by The Boucher Brothers, one of Miami Beach's most established hospitality operators, placing a curated oceanfront experience within easy reach. Short-term rental operations are managed through Nomada, a dedicated professional platform, allowing owners to generate income from their residences on a seasonal or short-term basis -- subject to the City of Miami Beach's certificate-of-use requirements -- making Ella one of a small number of Miami Beach condominiums with a formalized, owner-friendly short-term rental program built into its DNA from the outset.

North Beach has emerged as the most compelling narrative in Miami Beach real estate, a neighborhood whose combination of comparative affordability, genuine residential character, and proximity to the ocean has attracted a new generation of buyers priced out of South Beach and Mid-Beach without any desire to compromise on lifestyle. The area sits between 63rd and 87th Streets along the Atlantic, offering a quieter, more authentic version of Miami Beach living -- one defined by neighborhood restaurants, independent boutiques, and the wide sandy beaches of the Atlantic shore -- while remaining minutes from the cultural and culinary density of the broader city. The City of Miami Beach has designated North Beach as a priority redevelopment zone, channeling investment into public infrastructure, green space, and streetscape improvements that are steadily elevating the neighborhood's profile. For investors, the convergence of institutional tailwinds, STR-permissive zoning, a best-in-class amenity program, and a boutique product from a proven development team represents exactly the kind of alignment that rarely surfaces in a single building.
