About the Project

Continuum Club & Residences marks the triumphant return of one of Miami real estate's most storied names to the waterfront. The vision belongs to Ian Bruce Eichner, founder, chairman, and CEO of The Continuum Company, whose influence on South Florida's skyline is both profound and personal. In the early 2000s, Eichner transformed a neglected stretch of South of Fifth into one of the most coveted addresses in the Western Hemisphere when he delivered the twin-tower Continuum on South Beach — a gated, beachfront sanctuary that became the definitive template for Miami luxury living. Before that, he reshaped the Manhattan skyline with landmarks including CitySpire, 1540 Broadway, and 45 East 22nd Street in the Flatiron District. Now, with Continuum Club & Residences in North Bay Village, Eichner is writing the second chapter of the Continuum legacy — what the developer calls Continuum 2.0 — bringing the same commitment to waterfront mastery, resort-caliber living, and enduring quality to a new generation of discerning buyers.

Partnering with Eichner on this endeavor is Aksoy Holdings, a Turkish conglomerate with an equally distinguished pedigree in ultra-luxury real estate and hospitality. Founded in 1978 by Erdal Aksoy and headquartered in Istanbul, Aksoy Holdings built its initial fortunes in energy, shipping, and fuel distribution — at its peak operating one of Turkey's largest fleets of oil tankers and partnering with Shell through the joint venture Turcas Petrol. The company's pivot into luxury hospitality produced one of the most celebrated properties on the Turkish Riviera: the Conrad Istanbul Bosphorus Hotel, followed by the breathtaking Ritz-Carlton Residences, Bodrum — a 31-acre private peninsula development at Tilkicik Bay that set a new standard for branded residential living in the Mediterranean and earned Marriott International's coveted Ritz-Carlton imprimatur. Aksoy's international expansion now extends to Biscayne Bay, where the group brings its expertise in crafting landmark environments that seamlessly blend natural beauty with world-class amenity programming.

The tower itself rises 32 stories and 340 feet above the waters of Biscayne Bay at 1755 Kennedy Causeway on Treasure Island, the largest outpost of North Bay Village and a slender strip of land suspended between mainland Miami and Miami Beach. The building was designed by Arquitectonica, the Miami-born firm whose portfolio of iconic glass facades has defined the city's contemporary architectural identity for four decades. The result is a luminous, sculptural tower clad in floor-to-ceiling glass that maximizes the site's extraordinary panoramic exposure — every residence is oriented to capture simultaneous views of the Atlantic Ocean, Biscayne Bay, Indian Creek, and the glittering Miami skyline. Interiors are conceived by Durukan Design, a boutique studio known for its warm, tailored approach to luxury residential spaces, while the grounds and promenade were planned by Martha Schwartz Partners, the internationally recognized landscape architecture firm. The building sits on a 1.4-acre bayfront parcel with 300 linear feet of water frontage and 80-foot protected view corridors that guarantee unobstructed sightlines across the bay in perpetuity.

The 198 residences and penthouses — spread across six floors of podium lofts and 26 upper tower floors — range from one-bedroom-plus-den layouts of approximately 850 square feet to sprawling four-bedroom penthouses approaching 4,000 square feet. Seven distinct residence models are offered, including Bay Lofts with double-height volumes on the lower floors, Tower Residences on the mid floors, and Sky Residences and full-floor Penthouses commanding the upper stories. Throughout, the design language is one of restrained opulence: wide-plank flooring, European cabinetry, Sub-Zero and Wolf appliance suites, spa-caliber primary baths clad in imported marble, and generous wraparound terraces that blur the boundary between interior and the shimmering bay beyond. Two valet parking spaces are included per residence, and a dedicated residents' app connects owners to services, amenity bookings, and building management seamlessly.

The amenity program at Continuum Club & Residences spans more than 60,000 square feet and is anchored by the development's most distinctive feature: a private marina offering up to 20 slips for resident boating and direct water access via a dedicated watersports dock stocked with kayaks, paddleboards, and additional equipment. The bay-facing resort pool is appointed with private cabanas and panoramic water views, while a second garden pool offers a more serene recreational setting alongside an oversized jacuzzi plunge. The Continuum Island Walk — a beautifully landscaped waterfront promenade — wraps the entire perimeter of the property, creating 300 feet of pedestrian bayfront that functions as both a private park and a social gathering spine. For culinary experiences, a destination five-star waterfront restaurant anchors the ground level, supplemented by a private dining room, an outdoor dining pavilion, and the Continuum 24/7 Marketplace offering gourmet provisions and a curated minibar program around the clock.

Wellness and fitness facilities are comprehensive by any measure: a full-service spa offering cryotherapy chambers and infrared sauna treatments, a yoga and movement studio, a professional-grade fitness center with boxing room and turf training area, a golf simulator, and a double-height indoor sports court configured for pickleball. Family amenities include a dedicated kids playroom, a splash pad, and a game room, while pet owners are served by an indoor dog spa and an outdoor dog park. The building also features a waterfront co-working lounge for residents seeking a productive environment with exceptional views. Broke ground on April 3, 2025 with KAST Construction as general contractor, Continuum Club & Residences is scheduled for delivery in early 2028. Residences are priced from 38,000, with North Bay Village's singular position midway between downtown Miami and South Beach — and its emerging profile as one of the bay's most sought-after micro-markets — underpinning strong long-term investment fundamentals for a building that carries perhaps the most resonant brand name in modern Miami real estate history.
