About the Project
Midtown Park Residences by Proper represents the most ambitious convergence of luxury residential living and world-class hospitality to arrive in Miami in a generation. Rising 28 stories at the geographic crossroads of Midtown Miami, Wynwood, and the Design District, the tower is the residential flagship of a transformative five-acre, billion mixed-use master plan that will reshape one of the city's most culturally dynamic corridors. Branded under Proper Hospitality — the Los Angeles-based lifestyle hotel company behind celebrated properties in Santa Monica, San Francisco, Austin, and now Miami — the residences carry with them a philosophy that has long distinguished the brand: that exceptional design and genuine service are not amenities to be added, but the very foundation upon which a place is built.
Arquitectonica, the Miami-based architecture firm responsible for some of the city's most iconic skyline additions, designed the tower with a sculptural sensibility that captures the coastal energy of its setting. The 28-story form makes a confident vertical statement while its materiality and massing remain sensitive to the scale of the surrounding neighborhood. Interior design was entrusted to Meyer Davis Studio, the acclaimed New York firm whose portfolio spans the most design-forward hotels and residences in the world. Meyer Davis has crafted an environment of curated warmth throughout: a 5,000-square-foot art-filled lobby anchored by travertine and flagstone floors, mirrored bronze columns, and museum-quality installations sets the tone upon arrival, establishing an aesthetic sensibility that flows seamlessly through every shared space. Landscape design and the communal vegetable garden were conceived by Naturalficial, whose biophilic approach threads greenery and living texture through the project at every scale.
The tower's 288 residences range from studios through three-bedroom homes, spanning approximately 510 to 1,730 square feet, with a private penthouse collection of duplex and triplex residences averaging 3,150 square feet and ranging up to 5,000 square feet across four- and five-bedroom-plus-den configurations. All standard residences feature oversized wraparound balconies with glass railings, imported wood-look porcelain flooring, Italian cabinetry, and spa-inspired bathrooms finished in ceramic jade walls. Penthouse homes ascend to ceiling heights of up to 24 feet, with private rooftop terraces, individual plunge pools, landscaped gardens, and summer kitchens; their interiors can be further refined through TEYO stone atelier with selections such as Roman travertine and Italian Verde Alpi marble. Throughout, Sub-Zero and Wolf appliances and Hansgrohe brass bath fixtures speak to a standard of finish commensurate with the project's ambitions.
With over 40,000 square feet of private amenity space, Midtown Park Residences by Proper delivers a lifestyle offering more typically associated with a five-star resort than a residential tower. The seventh-floor pool deck anchors the amenity program with a 60-foot tropical pool framed by lush landscaping, a signature restaurant, and a poolside bar. A dedicated wellness floor encompasses a state-of-the-art fitness center, a Pilates studio, yoga and meditation garden, spa facilities with steam rooms and saunas, and massage treatment rooms. Residents enjoy two rooftop pickleball courts, a virtual golf simulator, a screening room, a private children's playroom, co-working lounges, and an events lounge for private entertaining. The vegetable garden, designed by Naturalficial, supplies produce to both the restaurant and residents who choose to participate in its cultivation. Underpinning all of this is Proper Hospitality's signature service model — a cultural concierge, a dedicated lifestyle team, and preferred access to guest rooms, spa treatments, and dining experiences across the entire Proper hotel portfolio.
The project unites three development partners of singular pedigree. Carlos Rosso, Founder and CEO of Rosso Development, brings nearly three decades of experience to the venture, including almost twenty years as president of condominium and international development at The Related Group, where he oversaw the delivery of more than 16,000 units across the Americas and Europe. Midtown Development, led by Alex Vadia, is the steward of the Midtown Miami neighborhood itself — the firm acquired the former Walmart site anchoring this project for 6.4 million in 2019 and has been the driving force behind the neighborhood's evolution as a walkable, mixed-use destination since Midtown Miami's inception. Proper Hospitality, the brainchild of the founders of The Kor Group — the same team behind the Viceroy and Avalon hotel brands — brings a hospitality sensibility honed across a decade of operating design-driven properties in the most competitive lifestyle markets in the country.
Midtown Park Residences by Proper is currently in pre-sales, with pricing beginning in the low 00,000s for studios and rising to .7 million for three-bedroom homes. The signature Penthouse Collection, unveiled in early 2026 and exclusively represented by Fortune Development Sales, is priced from .1 million to .6 million. Completion is anticipated in 2028, at which point the tower will anchor a fully activated district encompassing over 120,000 square feet of curated retail, chef-driven restaurants, creative office space, and an eight-court public racquet and padel club — positioning Midtown Park among the most complete and compelling addresses in Miami.
