Positioned along the northern bank of the Miami River, Faena Residences Miami River announces itself not merely as a residential tower but as the founding cornerstone of an entirely new urban district. The project transforms a storied stretch of Miami's working waterfront into the Faena District Miami River, a three-block cultural and residential enclave conceived by Argentine-born visionary Alan Faena. Having already reimagined Miami Beach's Mid-Beach neighborhood with the globally celebrated Faena Hotel and Faena House — a project that attracted collectors, tastemakers, and a devoted cosmopolitan following — Faena now turns his singular gaze westward, bringing his philosophy that art, architecture, and daily life are inseparable to one of the most dynamic corridors in the Western Hemisphere. For the first time, the Faena brand anchors a standalone residential development, one that promises to do for Miami's riverfront what the original Faena District did for the Atlantic shoreline.

The architecture of Faena Residences Miami River stands as among the final and most ambitious works of the late Rafael Viñoly, the Uruguayan-born master behind such landmarks as New York's 432 Park Avenue and the Kimmel Center in Philadelphia. Viñoly conceived the project as a pair of 68-story twin towers rising in elegant symmetry from the riverbank, their slender glass profiles carving a new signature into Miami's downtown skyline. The towers are architecturally united by Faena Rose, a monumental three-level sky bridge suspended between floors 61 and 64, hovering nearly 700 feet above the river. Rather than a utilitarian connector, the bridge is designed as a levitating cultural landmark in its own right — a floating architectural statement conceived to serve as the social and cultural heart of the entire development. Landscape architecture across the 14-acre district is entrusted to Sasaki, the globally respected Boston-based firm celebrated for its ability to weave built environments into the natural terrain, bringing verdant gardens and activated riverfront promenades to the ground level.

The 440 residences — 220 per tower — span one to four bedrooms, ranging from approximately 700 square feet to over 6,600 square feet for the largest Sky Loft configurations, with a hierarchy of residence types that includes standard Residences, River Lofts, Sky Villas, Sky Lofts, and both Lower and Upper Penthouses. Interiors throughout are the work of Dublin-born designer Bryan O'Sullivan, whose studio is renowned for a distinctly European sensibility that favors natural materials, considered craftsmanship, and an atmosphere of cultivated warmth over cold minimalism. Every residence arrives fully finished with travertine flooring, custom Italian cabinetry, natural stone countertops, and fully integrated Gaggenau appliance suites. Primary bathrooms are sheathed floor to ceiling in handcrafted natural stone, with soaking tubs in select residences. Private and semi-private elevator vestibules ensure a discreet arrival for each home, while 10-foot-deep terraces with floor-to-ceiling glass doors open each residence to panoramic views of the river, Brickell's towers, and, for upper floors, the Atlantic horizon beyond.

Faena Rose, the sky bridge spanning floors 61 through 64, encompasses approximately 45,000 square feet of amenity and cultural programming designed as an integral extension of daily life rather than an afterthought clubhouse. The bridge is conceived as a floating neighborhood unto itself, housing an infinity-edge pool that appears to spill toward the river far below, a full-service restaurant with an open bar and al fresco dining terrace, The Pistol — a central social venue with its own bar and terrace — a private dining room for intimate entertaining, and a library lounge with outdoor access. A dedicated screening room, billiards room, creative lounges, and private suites for visiting guests complete the cultural suite. On the ground level, the broader Faena District delivers riverfront yacht access and a private marina, a private porte-cochere arrival sequence, immersive permanent art installations woven through the gardens, a state-of-the-art fitness center, and a spa and wellness sanctuary — all framed by Sasaki's landscaped gardens that connect the towers to the water's edge.

The development is co-led by two of South Florida real estate's most accomplished principals. Shahab Karmely founded KAR Properties, a New York-based investment and development firm with over 35 years of experience and a portfolio spanning more than three million square feet across the United States, Southeast Asia, and Europe. Karmely first acquired the Miami River site in 2014 and has shepherded the project through multiple evolutions before arriving at its current form in partnership with Faena. Edgardo Defortuna, founder and CEO of Fortune International Group, joined the venture in late 2022, bringing his Brickell-based firm's deep Miami market expertise and sales infrastructure to the collaboration. Fortune International Group has an extensive track record of delivering landmark luxury developments throughout South Florida, including Jade Signature in Sunny Isles Beach and Ritz-Carlton Residences Miami Beach. Alan Faena himself serves as the creative and curatorial force, lending the project his personal philosophy: that a residence must nourish the spirit as fully as it shelters the body.
