ELLE Residences Miami represents a genuinely historic moment in branded luxury real estate: the world debut of the ELLE name on a residential building. ELLE is among the most recognized media and lifestyle brands on the planet, published in 46 editions reaching more than 250 million readers and consumers each month. Founded in Paris in 1945 by Hélène Gordon-Lazareff, the magazine became the global authority on fashion, beauty, and design under the stewardship of Lagardère Group, the French media conglomerate that owns the ELLE and ELLE Decoration trademarks through its subsidiary Lagardère Médias News. For nearly eight decades ELLE remained purely editorial; the signing of a licensing agreement for a residential tower in Miami marks the first time the brand has ever extended its identity into real estate, a calculated move that signals both the enduring power of the ELLE name and the extraordinary international appetite for lifestyle-branded homes.

The development partnership behind this landmark project brings together two complementary South Florida operators. Vertical Developments, led by CEO Fernando de Nuñez y Lugones, is an integrated developer backed by VyV Grupo Inmobiliario, a Peruvian firm with more than 80 completed buildings internationally. De Nuñez spent decades in high-end development sales — most recently as Executive Vice President at ONE Sotheby's International Realty, where he managed a portfolio exceeding .5 billion — before co-founding Vertical Developments with a mandate for boutique luxury and branded short-term rental product. Urban Network Capital Group (UNCG), led by CEO Robert Thorne, brings over 20 years of Florida real estate experience, a track record surpassing billion in transactions, and the development of more than 70 properties ranging from single-family homes to condo-hotels. Together the two firms acquired the roughly half-acre Edgewater assemblage at 3618 NE 5th Avenue for 3.5 million in 2023, lining up Edgardo Defortuna's Fortune Development Sales to lead the marketing effort.

The tower's architecture was entrusted to Behar Font & Partners, one of Miami's most prolific luxury condominium firms, whose portfolio spans decades of high-rise work throughout South Florida. Rising 25 stories above the low-rise fabric of Edgewater, ELLE Residences Miami will also incorporate 7,290 square feet of street-level retail and 121 parking spaces accessed via a vehicle-lift system — a clean urban footprint that respects the pedestrian character of the neighborhood while delivering a slim, elegant silhouette on the skyline. The building's exterior language draws from a Parisian sensibility filtered through Miami's subtropical light, a vocabulary that sets it apart from the glass monoliths that typify the Brickell corridor to the south.

The 180 residences — ranging from approximately 450 to 845 square feet in one- and two-bedroom configurations, with a curated penthouse collection crowning the upper floors — arrive fully finished, furnished, and move-in ready. Interior design is the work of The One Atelier, the Milan- and London-based studio whose portfolio of fashion-house collaborations includes Dolce & Gabbana, Fendi Casa, Armani Casa, and the Karl Lagerfeld Villas in Marbella. Led by CEO Michele Galli, The One Atelier has become the definitive specialist in translating couture identity into livable space. For ELLE Residences Miami, the studio drew on the brand's decades of Parisian pied-à-terre imagery, combining mid-century modern structure with contemporary French chic and a wash of tropical luxury. Kitchens feature Miele appliances and Italian cabinetry by Italkraft set against quartz countertops; living spaces are floored in French chevron oak; bathrooms arrive clad in marble. The result reads less like a furnished investment unit and more like a carefully composed editorial spread made inhabitable.

The amenity program occupies two dedicated floors and is deliberately expansive. At its heart is a French Riviera-inspired pool deck complete with private cabanas and a summer kitchen, evoking the Côte d'Azur sensibility that runs through ELLE's DNA. A separate rooftop pool offers panoramic views of Biscayne Bay and the Miami skyline, anchored by a residents-only lounge that doubles as an entertaining venue. The wellness suite comprises a full spa with steam room, sauna, and cold plunge pools alongside a state-of-the-art fitness center and an outdoor fitness lawn. Quieter spaces — a private library and a café — round out the social infrastructure, while a meditation garden provides a counterpoint to the building's more animated gathering areas. An outdoor movie theater brings a finishing touch of resort-style leisure, and 24-hour concierge service ties the entire program together. Owners who choose not to occupy their residences full-time may participate in a professionally managed rental program, with short-term rentals explicitly permitted — a meaningful flexibility in a market where rental demand from visitors and seasonal residents remains structurally robust.
