About the Project

Rising 57 stories and 637 feet above Miami's Edgewater neighborhood, Edge House represents the American debut of Grupo T&C, a Peruvian real estate force that has spent more than sixteen years and over twenty completed developments reshaping Lima's most prestigious districts — from Barranco and Miraflores to San Isidro and Magdalena del Mar. Led by founder and general manager William Ticona, the firm acquired its 0.64-acre site at 1837 NE 4th Avenue for 5.1 million in late 2024 and broke ground in March 2025, bringing to Miami the same design-forward, investment-conscious philosophy that built its reputation across South America. Operating locally through its affiliate Meridian TC Real Estate Group, Grupo T&C entered the United States not with a modest introductory project but with one of Edgewater's most ambitious towers, enlisting a design team of international caliber and committing to a standard of wellness technology that no comparable tower in the submarket has yet attempted.

The architectural commission was awarded to Kobi Karp Architecture & Interior Design, whose track record in Miami luxury high-rise development is virtually unmatched. Karp conceived a gently concaved superstructure that responds directly to the irregular geometry of the site, its curved facade animated by a continuous system of three-foot-deep private balconies and prominent horizontal lines that wrap the building from podium to crown. A vertical wave motif running the length of the tower pays quiet homage to the proximity of Biscayne Bay, while gold metallic vertical elements at the base anchor the building to the streetscape with a sense of restrained opulence. At 630 feet, the tower qualifies for Miami 21's Bonus Height program — an additional twenty stories granted in exchange for meaningful public benefits — and its elevated profile ensures unobstructed panoramas across Margaret Pace Park's eight-acre greenspace, the bay, and the downtown Miami skyline for the vast majority of its 608 residences. Landscape architecture is by Witkin Hults + Partners, whose ground-level and amenity-level planting plans extend the building's biophilic sensibility from interior to exterior.

Interiors were entrusted to Adriana Hoyos Design Studio, the Ecuadorian firm known for a philosophy the designer calls barefoot elegance — an approach that marries warmth and tactility with genuine luxury. Every one of the 608 residences arrives fully furnished and finished, with custom Adriana Hoyos furniture collections, European cabinetry, quartz countertops, Bosch appliances, frameless glass showers, and nine-foot ceilings that amplify the light channeled through floor-to-ceiling windows. Unit sizes range from 410 to 1,242 square feet, spanning studios, one-bedroom, one-bedroom-plus-den, two-bedroom, and three-bedroom configurations, with select floor plans incorporating lockout suites that allow owners to rent a portion of their residence independently. Each home includes a private terrace, and upper-floor units command sweeping bay and city views that distinguish Edge House from neighboring mid-rise product. The building is also pet-friendly and certified LEED, with EV-ready parking infrastructure and bicycle storage for 560 cycles.

What elevates Edge House beyond a conventional luxury tower is its formal commitment to biosecure living, realized through an exclusive partnership with Clear, a global wellness technology company whose purification systems are installed in leading hotels and residential communities worldwide. Throughout all 608 residences and every shared amenity space, Clear's ClearCentral whole-building water sterilization system treats one hundred percent of incoming water before it reaches any tap, shower, or pool, eliminating contaminants and pathogens at the point of entry. On every residential floor, ClearAir corridor purifiers operate continuously around the clock, removing airborne pathogens, pollutants, allergens, and odors from common areas using medical-grade filtration technology. Together, these systems establish Edge House as Edgewater's first fully biosecure residential tower — a designation that resonates equally with wellness-focused primary residents and with the short-term rental guests who will pass through the building's managed vacation program. Surface purification protocols complete the three-part biosecure framework, creating an environment where the quality of the air and water is as carefully curated as the furniture or the finishes.

The amenity program spans levels nine and ten of the tower and culminates in a sky lounge on the 57th floor, offering a curated series of social, wellness, and recreational environments that collectively rival those of a full-service resort. Two resort-style pools anchor the deck alongside a full-service pool bar and an outdoor summer kitchen, while a wraparound zen garden with a reflection pond provides a counterpoint of stillness. The wellness suite comprises a spa with dedicated treatment rooms, a fitness center, a yoga studio, and a sauna. Cultural and lifestyle amenities include a library, a podcast studio, a game room, co-working spaces, and a gourmet mini-market and coffee bar. A children's playground and a putting green complete the outdoor program. Around-the-clock valet parking, a staffed reception, and full concierge services ensure the building operates at the level guests and residents expect from the city's finest addresses.

From an investment standpoint, Edge House enters the market at a compelling moment for Edgewater. The submarket sits directly between Brickell and Wynwood, two of Miami's highest-demand corridors, and benefits from walkable access to Biscayne Bay, Margaret Pace Park, and a rapidly maturing restaurant and retail scene. At prices starting in the 00,000s — with the fully furnished, turnkey delivery removing the typical post-closing carry costs associated with equipping a short-term rental unit — the entry point is unusually accessible relative to comparable product in Brickell or Miami Beach. Edge House is one of Miami's very few luxury towers with formal approval for short-term rentals across all 608 units, with owners free to manage independently, engage a third-party broker, or participate in the building's professional on-site management program. With a projected delivery in the fourth quarter of 2028 and construction already underway, Edge House offers the rare combination of a defined completion timeline, a globally recognized design team, and a wellness-driven product thesis that is genuinely differentiated in one of Miami's most actively developing neighborhoods.
