About the Project
One West Twelve Residences — known commercially as ONE W12 — stands as one of the most closely watched new developments at the edge of Downtown Miami and Historic Overtown, a project that brings together three of South Florida's most forward-thinking development firms to deliver 372 fully furnished residences in a 23-story, 245-foot tower at 1129 NW 1st Court. The triumvirate behind the project reads as a who's-who of Miami's contemporary building scene. Property Markets Group (PMG), founded in 1991 by Kevin Maloney and now led by Managing Partners Ryan Shear and Dan Kaplan, has assembled a national portfolio of more than 175 projects totaling over 18 million square feet — including landmark addresses such as 111 West 57th Street in Manhattan and Echo Brickell in Miami. Lion Development Group, the firm helmed by Miami native Michael Simkins, has built its reputation on identifying culturally resonant urban sites and delivering design-forward towers at the nexus of art, technology, and community — projects including 38 West Eleventh Residences and Jean-Georges Miami Tropic Residences speak to that approach. LNDMRK Development, led by Alex Karakhanian, is a Miami boutique firm with a sharp instinct for emerging neighborhoods, having staked an early position in Overtown and the Design District long before those corridors attracted mainstream capital. Together, the three partners acquired the 1.5-acre Block 19 site and broke ground in October 2025, backed by a $92.5 million construction loan from Maxim Capital Group secured the following December — a financing milestone that underscored just how confident the capital markets are in this project and this location.
The architectural commission for ONE W12 went to CUBE 3, the Boston- and Miami-based studio that has become one of the most prolific design firms working across the Florida market. CUBE 3's approach at ONE W12 takes its cues from Overtown's storied cultural legacy — a neighborhood that was once known as the Harlem of the South and hosted legends like Ella Fitzgerald and Nat King Cole at its legendary jazz venues. The tower's lobby design weaves together historical references and contemporary materials, balancing elegance with a playful, textured aesthetic that feels both rooted in place and unmistakably of the moment. Rising 245 feet above the low-slung streets of northwest Miami, the building's massing offers residents sweeping views across both the Miami skyline to the east and the open western horizon — a dual vista that sets ONE W12 apart from towers deeper within the Brickell or downtown core. John Moriarty & Associates, one of Florida's most respected general contractors, is overseeing construction, with delivery targeted for 2028.
No element of ONE W12 has generated more attention than the ground-floor restaurant partnership with Marcus Samuelsson. Samuelsson — born in Ethiopia, raised in Sweden, trained in classical European kitchens — is by any measure one of the most decorated culinary figures of his generation. He was the youngest chef ever to receive a three-star review from The New York Times, has won eight James Beard Foundation Awards across multiple categories, and was personally selected by the Obama Administration to cook the first state dinner of that presidency. His television presence spans Food Network's Chopped, Top Chef Family Style, and Netflix's rebooted Iron Chef: Quest for an Iron Legend. Beyond the accolades, what distinguishes Samuelsson is his philosophy: he builds restaurants as community anchors, weaving together African, American, Caribbean, and Scandinavian culinary traditions while deliberately investing in the neighborhoods he enters. His Red Rooster Overtown — housed in the former Clyde Killen's Pool Hall, a cherished landmark of Miami's African-American cultural history — has become one of the most beloved dining destinations in South Florida since opening, staffed predominantly by Overtown residents and celebrated as a model of what hospitality-driven community investment can look like. For ONE W12, Samuelsson is debuting Vibe BBQ: an all-day quick-serve concept reimagined with Miami flair, featuring an expanded lounge, a creative cocktail program, and the kind of warmth and accessibility that has defined his brand across every city he has entered.
The residences at ONE W12 are conceived as turnkey investment vehicles as much as primary homes, and every design decision reflects that dual ambition. The collection spans fully furnished and finished studios and one-bedroom units — ranging from approximately 287 to 547 square feet — alongside a limited number of one-, two-, and three-bedroom townhomes that offer more traditional scale and living flexibility. Every unit arrives move-in ready and short-term rental approved, meaning owners can list immediately on Airbnb, VRBO, Booking.com, and comparable platforms without restriction — an increasingly rare permission in a Miami regulatory environment that has tightened considerably in recent years. Interior specifications are emphatically above the segment average: kitchens feature custom Italian cabinetry by Italkraft, integrated Miele appliance packages, custom countertops and backsplashes, and contemporary under-mount sinks. Bathrooms carry imported finishes, and every residence includes built-out closets and an in-unit washer and dryer — a detail that matters enormously to both residents and short-term renters. By launch, the project was already 97 percent sold, a remarkable pre-construction absorption rate that reflects both the price accessibility of the offering and the credibility of the development team.
The amenity program at ONE W12 is compact but purposefully curated, prioritizing quality and character over sheer square footage. The rooftop pool deck and garden is the signature social space — a lushly landscaped terrace with lounge areas and panoramic views that function as an extension of the living room for every resident in the building. A state-of-the-art fitness center anchors the wellness program, and curated art installations throughout the common areas draw directly from Overtown's deep visual and musical heritage, giving the building a gallery-like sensibility that elevates the daily experience of moving through its spaces. House cruiser bikes with dedicated storage serve both the practical need for neighborhood transit and the lifestyle aspiration of exploring one of Miami's most walkable and rapidly evolving corridors. A smart-building system integrates access, climate, and services digitally, while coworking and social lounges provide the kind of flexible working and gathering infrastructure that both long-term residents and visiting short-term renters have come to expect.
The location of ONE W12 is perhaps its most compelling long-term asset. Situated at the precise intersection of Overtown, Park West, and the Arts and Entertainment District, the building sits within easy walking distance of MiamiCentral Station — home to the Brightline high-speed rail network, which connects Miami to Fort Lauderdale, Boca Raton, West Palm Beach, and Orlando. That transit adjacency compresses the effective distance between ONE W12 and the broader South Florida metropolitan area in a way that no amount of highway access can replicate. Overtown itself is mid-transformation: decades of disinvestment are giving way to a wave of cultural and residential reinvestment, with Samuelsson's Red Rooster having served as a proof-of-concept that the neighborhood can support destination-quality hospitality. For investors, the combination of an unrestricted short-term rental structure, a price point well below comparable Downtown or Brickell product, and a location that sits in the direct path of Miami's northward and westward growth trajectory makes ONE W12 one of the more compelling yield stories available in the current pre-construction market. With construction financing secured, groundwork underway, and delivery set for 2028, the project is positioned to deliver both an exceptional living experience and a durable investment return.
