Rising 67 stories above Downtown Miami at 1016 Northeast 2nd Avenue, JEM Private Residences is one of the defining towers of the Miami Worldcenter master development — a 27-acre, $6 billion urban district that has fundamentally redrawn the city's core. Designed by Arquitectonica, whose bold geometries have shaped Miami's skyline for four decades, the tower stacks 259 private condominium residences above 530 multifamily rental apartments, with each program operating independently through its own entrance, lobby, and amenity level. At the crown, a pair of Sky Villas with interiors by FENDI Casa crowns the building's ambitions. JEM is a vertical city within a city, arriving at precisely the moment when Downtown Miami has become one of the most closely watched urban markets in the Western Hemisphere.

The developer is Naftali Group, founded and led by Miki Naftali, whose career includes overseeing Elad Group's U.S. expansion and orchestrating the landmark acquisition and condo conversion of the Plaza Hotel. Launching his own firm in 2011, Naftali has assembled a portfolio of more than 40 projects totaling over $15 billion in value. His Manhattan addresses — including the Benson and the Bellemont on the Upper East Side — achieved record sales during the pandemic years, demonstrating the firm's ability to command premiums in any cycle. JEM is Naftali Group's most significant move beyond New York, executed with the same curatorial precision: pairing Arquitectonica's architecture with Rockwell Group's interiors and programming every amenity floor as a destination in its own right.

The 259 residences occupy floors 43 through 67, placing every home above the Miami roofline with unobstructed views of the city grid, Biscayne Bay, and the Atlantic Ocean. Floor plans span studios through three-bedroom layouts, from roughly 476 to 2,052 square feet. Rockwell Group — known for layering hospitality-grade warmth into residential environments — has crafted interiors built around bespoke millwork cabinetry, panelized appliances, and Calacatta stone throughout the kitchens, with custom-sculpted plaster walls, cove ceilings, and bronze accents defining the lobbies. A biophilic design philosophy weaves natural materials and generous daylight through every level. At the very top, the two FENDI Casa Sky Villas each exceed 5,000 square feet and include four bedrooms, a library, and wraparound terraces — one has already transacted at $9 million.

The 50th-floor amenity suite functions as a private club suspended above the city, exclusive to condo residents. A 60-foot outdoor pool framed by a sculpture from Italian artist Lorenzo Quinn anchors the outdoor terrace, while the Sky Lounge delivers panoramic views across water and skyline. The wellness offering spans a full fitness center, a boxing arena, a yoga patio, a mist garden, and a spa suite with a steam room, Himalayan salt room, and sauna. Social and professional life are served by a co-working space, game room, glass-enclosed private dining room, and spirits tasting room. Rental residents access their own separate amenity level on the 9th floor, ensuring the upper sanctuary remains entirely private.

JEM's address at 1016 NE 2nd Avenue puts it at the intersection of Miami's most consequential infrastructure. Brightline's MiamiCentral station sits directly adjacent, connecting residents to Fort Lauderdale and Orlando in minutes. The Kaseya Center, home of the Miami Heat, the Adrienne Arsht Center for the Performing Arts, the Frost Museum of Science, and PortMiami are all within walking distance. The Metromover runs through the district, and Brickell's financial and dining corridor is a short drive south. Miami Worldcenter itself has become one of the most ambitious urban developments in the country, and JEM occupies a foundational parcel within it.

Construction is advancing steadily, with the podium topped out in February 2026 and vertical floors rising above. Coastal Construction is managing the project, and in November 2025 Naftali Group closed $465 million in construction financing — $235 million in C-PACE green capital from Nuveen Green Capital and $230 million in conventional loans from Bank Hapoalim. Residences start at $600,000 for studios, with one-bedroom-plus-den homes from $1.1 million, two-bedrooms from $1.4 million, and three-bedrooms from $2 million. Sky Villas begin at $8 million. Delivery is targeted for the fourth quarter of 2027.
