About the Project
Few residential concepts in Miami — or anywhere in the world — are as audaciously conceived as E11even Club Residences Beyond. Rising 65 stories and nearly 700 feet above Downtown Miami's Park West neighborhood at 90 NE 11th Street, the tower is the second phase of a dual-skyscraper complex anchored by the most talked-about nightlife brand in the Western Hemisphere. E11even is not simply a nightclub; it is the world's only 24/7 ultra-club, an institution that has operated continuously since opening on February 5, 2014, drawing A-list performers across hip-hop, pop, and EDM alongside an international clientele that treats the venue as a second home. Founded by Dennis DeGori, Marc Roberts, and Michael Simkins on the same 11th Street block the project now commands, the E11even brand has grown into a full entertainment ecosystem — encompassing a vodka label, a global events business, and now a skyline-defining real estate portfolio. Owning a residence here means living inside that ecosystem permanently, with privileged access to the venues, the social energy, and the signature culture of what its founders have deliberately styled as Miami's answer to the Las Vegas Strip.
The development team behind E11even Club Residences Beyond is one of the most experienced partnerships assembled for a Miami high-rise project. Property Markets Group, founded in 1991 and led today by Managing Partners Ryan Shear and Dan Kaplan, has delivered more than 175 projects across 30 markets, with a track record in Miami that includes some of the city's most design-forward residential towers. E11even Partners brings the hospitality intelligence and deep neighborhood roots: Marc Roberts has been a fixture of Miami sports and entertainment for decades; Michael Simkins, CEO of Lion Development, has accumulated more than ten acres in the Park West district through his firm Lion Financial and Lion Development, making him one of the most committed long-term investors in the area; and Dennis DeGori, the visionary founder of E11even Miami, brings an operator's understanding of what truly luxury nightlife and hospitality demand from a building. The result is a development group that does not need to approximate the E11even brand experience from the outside — they built it, own it, and live it. John Moriarty & Associates serves as general contractor, with a 62 million construction loan from Madison Realty Capital providing the financial foundation for delivery.
The architectural and interior design teams were selected to match the project's ambitions. Sieger Suarez Architects, whose portfolio spans many of Miami's most recognizable luxury towers, designed the building's sleek glass curtain-wall facade to complement its sister tower while asserting its own identity at full height. As of early 2026, vertical construction has progressed into the upper floors of the 65-story structure, with curtain wall installation advancing steadily and the project tracking toward its anticipated 2027 completion. Interior design is the work of AvroKO Hospitality Group, the New York-based firm renowned for creating some of the world's most evocative restaurant and hotel environments. AvroKO has applied that same hospitality sensibility to every residence, curating a cohesive aesthetic that feels simultaneously residential and resort-grade. Each unit arrives fully furnished and finished, with Sub-Zero and Wolf appliances, contemporary lighting packages, LED fireplaces, and high-specification washer and dryer installations — a turnkey standard that eliminates the gap between purchase and enjoyment.
The 550 residences at E11even Club Residences Beyond span studios through two-bedroom floor plans, along with an elevated Presidential Collection on the tower's upper floors. Unit sizes range from approximately 385 square feet for the most efficient studios to over 2,675 square feet for the most expansive presidential residences, with pricing beginning in the mid 00,000s and reaching million for the pinnacle collection. Every layout reflects the intelligent density of the hospitality world: spaces are optimized for comfort and visual impact rather than raw square footage, with floor-to-ceiling glass capturing sweeping views of Biscayne Bay, the Miami skyline, and the shimmering Atlantic horizon. The Presidential Collection units, beginning on the 47th floor, benefit from elevated ceiling heights and expanded outdoor terraces that reinforce their premium positioning within the building.
The amenity program at E11even Club Residences Beyond is designed with the comprehensiveness of a five-star resort and the DNA of one of the world's great entertainment brands. Exclusive to the tower are a private rooftop helipad, a 93-foot resort-style pool set on a dedicated sun lounge deck, fully-staffed executive office suites, and the 10,000-square-foot Clayton private club, a members-only social space for residents only. Shared with Tower One via a signature skybridge connection are a Chopra Spa & Studio offering wellness programming curated by Deepak Chopra's organization, an 8,000-square-foot casino-style sports lounge, a 20,000-square-foot E11even Day Club and Pool, a five-star restaurant collection by Riviera Dining Group, and the E11even Members Social Club with its rooftop poolside venue. Concierge services operate around the clock to coordinate every need, from restaurant reservations and private event access to helipad logistics and ground-floor retail. The skybridge linking the two towers is itself a statement: residents of Beyond gain access to the full amenity footprint of the combined complex, effectively doubling the entertainment and hospitality infrastructure available to them.
For investors and end-users alike, E11even Club Residences Beyond occupies a position that is genuinely difficult to replicate. Downtown Miami's Park West corridor — rechristened District 11 by the development team — sits minutes from Brickell, the Design District, Wynwood, and Miami Beach, with Brightline's MiamiCentral station providing rapid rail access to Fort Lauderdale and Orlando. The building's rental policy permits short-term rentals of 30 days or more, a meaningful distinction from towers that impose 6- or 12-month minimums, opening the door to a calendar-driven income strategy that suits Miami's year-round convention, art fair, and Formula One Grand Prix seasons. The combination of a globally recognized brand, a world-class amenity program, a fully furnished turnkey delivery, and a flexible rental framework positions E11even Club Residences Beyond as one of the most compelling investment propositions in the Miami condominium market — a tower where the lifestyle is not manufactured for the brochure but is instead baked into the address itself.
