About the Project

THE WELL Coconut Grove is a $650 million, 8-story, 194-residence wellness community at 2835 Tigertail Avenue in Coconut Grove, developed by Terra Group in partnership with THE WELL — the New York-founded wellness brand co-created with integrative medicine pioneer Dr. Frank Lipman, who serves as Chief Medical Officer. Designed by Arquitectonica with interiors by Meyer Davis, the project broke ground in January 2026 — backed by a $410 million construction loan from TYKO Capital, the largest construction financing in Coconut Grove's history — and is scheduled for delivery in Q4 2028. Residences range from 960 to 4,200 square feet across one- to four-bedroom configurations, with pricing starting at $1.5 million and four-bedrooms from $5.8 million. The project was more than 50 percent pre-sold at groundbreaking, with sales handled exclusively by Douglas Elliman Development Marketing.

Terra Group was founded in 2001 by David Martin and his father Pedro Martin, a Cuban-born engineer-turned-lawyer, and has since built a portfolio exceeding eight million square feet of residential and commercial real estate valued at more than $8 billion. David Martin grew up in Coconut Grove, and the neighborhood has become the defining chapter of Terra's legacy. The firm completed Grove at Grand Bay in 2016 — a pair of twisting 21-story towers designed by Bjarke Ingels — and Park Grove, designed by Rem Koolhaas and OMA. The Well Coconut Grove is Terra's most ambitious Coconut Grove project yet, co-developed with Miami Beach-based AB Asset Management on the site of the former Malone hotel, on a tree-lined street in the heart of Center Grove.

THE WELL was founded in 2019 by Rebecca Parekh, Sarrah Hallock, and Kane Sarhan, opening an 18,000-square-foot flagship in New York's Flatiron district that combined Western medicine with Eastern healing traditions under one membership roof. Dr. Frank Lipman joined as Chief Medical Officer, bringing more than 40 years of clinical experience in integrative and functional medicine. South Africa-born and New York-trained, Lipman founded the Eleven Eleven Wellness Center in 1992 — one of the first U.S. practices to integrate conventional medicine with acupuncture, nutrition, and Chinese medicine — and is a New York Times bestselling author of seven books including The New Rules of Aging Well. THE WELL has since expanded through partnerships with Auberge Resorts and a branded residential collaboration with Terra at Bay Harbor Islands; Coconut Grove is its most comprehensive residential expression to date.

The 13,000-square-foot Wellness Club is operated entirely by THE WELL and goes well beyond a standard amenity offering. It includes a hyperbaric chamber, IV therapy lounge, crystal cave relaxation lounges, communal bathhouse with steam, sauna, and cold plunge, EMS training studio, and an aerial yoga studio with healing gong wall. A longevity functional medicine practice is staffed by Dr. Lipman's clinical team — including an integrative gut doctor, a head of sports medicine, and a practitioner of Traditional Chinese Medicine. Annual whole-person health assessments and bi-annual health coaching are included with every purchase. Select residences also feature private wellness dens designed for workouts, massage, and meditation.

The 40,000-square-foot rooftop features two pools with hot and cold plunges, a Fitness Forest, pickleball court, tea garden, rooftop restaurant and bar, and private cabanas set within tropical landscaping. The building's coral stone facade references Coconut Grove's architectural vernacular, while expansive glass walls and private garden entrances for select townhomes connect interiors to the surrounding tree canopy. In-unit wellness features include Italkraft Italian walk-in closet systems with built-in red-light therapy panels in primary bedrooms, circadian-friendly lighting throughout, UV light filtration in the HVAC system, and a Grohe pull-down kitchen faucet delivering filtered, chilled, still, and sparkling water on demand. All materials and paints are specified to low- or no-VOC standards — a level of residential wellness infrastructure that has no direct precedent in South Florida.
