About the Project

Roble One is a three-story, 16-unit boutique condominium in Coconut Grove that trades the scale and spectacle of Miami's tower market for something more intimate and functional: a carefully proportioned tropical modern building that doubles as a personal retreat and a legitimate income-generating asset. Located at 3069 Plaza Street on the border of Coconut Grove and Coral Gables, the project was designed by Atelier 305 with a vocabulary that responds to the lush, pedestrian-scaled character of the surrounding streets. Every residence features nine-foot ceilings, floor-to-ceiling windows, and open-concept floor plans oriented to maximize natural light and the foliage views that define this part of Miami. The scale of the building — just sixteen units across three floors — ensures that common areas never feel institutional and that neighbors are more likely to become acquaintances than strangers.

SSA Group, the developer behind Roble One, brings more than four decades of completed real estate projects across Spain and Venezuela to its first United States development. The firm is led by founder Maximo Sacchini, who identified Coconut Grove as an underserved pocket of the Miami market: a neighborhood with genuine lifestyle appeal, strong long-term demand, and a regulatory environment that had historically kept short-term rental development to a minimum. Roble One's most distinctive feature — full approval for daily short-term rentals — is a direct product of that analysis. In a neighborhood where such flexibility is exceptionally rare among new construction, Roble One gives buyers the option to rent by the night, the week, or the year entirely at their discretion, transforming what would otherwise be a lifestyle purchase into a dual-purpose asset.

The unit mix at Roble One consists of four one-bedroom, one-bath residences and twelve two-bedroom, two-bath residences, ranging in size from 500 to 1,000 square feet. Interiors were crafted by Atelier 305 with a palette that emphasizes relaxed, livable luxury: white kitchens with quartz countertops, smooth-front cabinetry, and stainless-steel appliances; porcelain bathroom floors anchored by dark wood vanities; and bedroom layouts that capture views of the surrounding greenery rather than adjacent buildings. Each residence includes in-unit washer and dryer connections and assigned parking. Pricing starts at $780,000 for two-bedroom residences, with the total projected sellout of the building at approximately $14 million — figures that position Roble One as one of the most accessible entry points into new construction ownership in Coconut Grove's luxury market.

The amenity package at Roble One is built around the rooftop, which anchors the building's social life with a plunge pool, two grilling stations, two covered dining pergolas, and a solarium lounge designed for both private use and casual entertaining. A ground-floor fitness center completes the offering. The rooftop configuration is particularly well-suited to the short-term rental use case: guests and owners alike have access to outdoor amenity space that would be difficult to replicate in a private home at this price point, and the intimate scale of the building means the rooftop is genuinely usable rather than permanently overcrowded. Sales and marketing are handled by The Opes Group at Compass, led by Joanna Jimenez, Michelle Cardenas, and Daisy Bilbao, who also manage the short-term rental positioning of the project.

Coconut Grove's location at the confluence of Miami's most appealing lifestyle assets makes it one of the city's most enduringly popular residential neighborhoods. From 3069 Plaza Street, residents and guests are minutes from the Coconut Grove Farmer's Market, CocoWalk, Grove Harbour Marina, and the bayfront trails that connect the neighborhood to the water. The Shops at Merrick Park in adjacent Coral Gables provide high-end retail, while Michelin-recognized restaurants and independent cafes line the streets nearby. The Underline, Miami's ambitious 10-mile linear park running beneath the Metrorail from Brickell to South Miami, provides a dedicated cycling and pedestrian corridor that connects Roble One's block to the broader city without requiring a car.

Construction broke ground on June 18, 2025, backed by a $7.87 million construction loan secured from Intercredit Bank and closed simultaneously with the groundbreaking. Completion is expected in 2026. For buyers evaluating short-term rental-friendly new construction in Miami, Roble One occupies an unusual position: a boutique product in a supply-constrained neighborhood, priced well below the typical threshold for Coconut Grove luxury, with the operational flexibility of a condo-hotel and the design sensibility of a private residence. The combination rarely appears in this part of the market, and it is unlikely to repeat itself once this particular approval is absorbed.
