Arbor Residences is a five-story, 45-unit boutique luxury condominium at 3034 Oak Avenue in the heart of Coconut Grove — and the only newly completed building in the neighborhood to offer 2025 occupancy. Designed by local firm Behar Font Architects, the building draws its identity directly from the surrounding environment: the oak trees that line Coconut Grove's streets, the dappled light that filters through their canopies, and the unhurried, village-like character that has made the neighborhood one of Miami's most sought-after addresses for over a century. With eight distinct floor plan configurations spanning two-, three-, and four-bedroom residences, townhomes, and penthouses — all featuring 10- to 20-foot ceilings, floor-to-ceiling windows, and natural wood finishes — Arbor offers a range of residential typologies rarely found under one roof at this scale.

The story of Arbor Residences is inseparable from the story of the Kodsi family's determination to bring a long-troubled project to completion. The building was originally conceived in 2017 by developer Nick Hamann and partner Jeremy Waks, who planned a 2019 delivery but fell into financial difficulty before the pandemic and ultimately abandoned the project with the shell partially constructed and depositors unpaid. In 2023, Miami real estate attorney and developer Isaac Kodsi acquired the stalled property out of foreclosure, assuming the outstanding $20.7 million mortgage, refunding all prior buyers' deposits in full, paying contractors who were owed money, and relaunching sales with a clean slate. It was a complex and expensive rescue that required Kodsi to absorb prior liabilities before earning a dollar on his own investment — and it established the project's credibility with a new generation of buyers.

Isaac Kodsi oversaw the building's revival through to near-completion before his unexpected death in August 2025 at age 59. His daughter Camilla Kodsi, who had been working alongside him at the family firm, took the lead role in completing the project, supported by his brother Dan Kodsi, one of Miami's most experienced luxury condo developers. Under their stewardship, Arbor secured contracts for more than 60 percent of the building's units by late 2025 — generating over $33 million in transactions — and earned a temporary certificate of occupancy by year's end. Sales are managed by Sandra Masis of Cervera Real Estate. The total development budget for completing the project, including construction, amenities, landscaping, and sales costs, exceeded $60 million.

Interiors at Arbor Residences are designed to feel more like private houses than conventional condominiums. The 10- to 20-foot ceiling heights — a function of the original building design preserved and celebrated through the renovation — create volumes that are difficult to find in Miami's new construction market at any price point. Spa-inspired primary bathrooms, chef-configured kitchens equipped with Bosch appliances, natural wood finishes throughout, and the inclusion of townhome configurations with private entries reinforce the residential rather than institutional character of the building. Remaining units are priced from $1.7 million, representing what the developer describes as slightly below comparable new construction in the surrounding area — a competitive positioning that has contributed directly to the building's absorption velocity in a market that was otherwise moving slowly in 2025.

The amenity program at Arbor is modest in footprint but well-matched to the building's boutique character. A rooftop terrace anchors the upper floors with a bar, lounge seating, and entertainment areas that capture views over the Coconut Grove canopy toward Biscayne Bay. A second-floor pool deck provides a more private outdoor retreat, while a fitness center, 24-hour concierge, and valet service complete the daily-living infrastructure. The 3034 Oak Avenue address places residents within walking distance of Greenstreet Cafe, Ariete, and Sadelle's — three of Miami's most enduringly popular neighborhood restaurants — as well as CocoWalk, the Shoppes at Mayfair, Kennedy Park, Regatta Park, and the Biscayne Bay marinas that define outdoor life in the Grove.
