About the Project

The Residences at Mandarin Oriental, Miami is the defining final chapter of Brickell Key — a private, gated island that developer Swire Properties has shaped over nearly five decades. Occupying the southernmost tip of this singular urban oasis, the project comprises two architecturally distinct towers designed by Kohn Pedersen Fox (KPF): the 66-story South Tower rising 850 feet with 228 private residences, and the 33-story North Tower housing 70 private residences, 28 turnkey hotel residences, and 121 rooms of the Mandarin Oriental's North American flagship hotel. Together, they close the book on one of Miami's most storied real estate narratives.

KPF shaped the towers as paired sails bending toward the water, their curved profiles responding to the island site and referencing the maritime context of Biscayne Bay. Because this is the last buildable parcel on Brickell Key, every view — of the bay, the downtown skyline, the Atlantic horizon — is permanently protected. No future tower can intrude.

Interiors across the South Tower were conceived by Tristan Auer (Paris), in his first US residential commission. His palette is anchored in natural materiality: silver travertine, wide-plank wood flooring, rare marbles, and woven leather. Standard ceiling heights reach 11 feet; the duplex penthouses ascend to 30 feet in their double-height living volumes. Twelve-foot-deep private terraces finished in natural stone extend each residence outward toward the water, fitted with outdoor wet bars on select units. Primary bathrooms are anchored by handcrafted stone vanities and Duravit soaking tubs with Dornbracht fixtures throughout. Kitchens are built around custom Molteni&C cabinetry paired with fully integrated Gaggenau appliances, Dornbracht fittings, and Calacatta marble. The North Tower's private residences were designed by Laura Gonzalez (Paris), also her first US project, with a softer, more romantic vocabulary — blues, sands, and organic curves that echo the coastal setting.

Residences range from approximately 2,333 square feet for a two-bedroom to over 7,800 square feet across the duplex penthouses, which sold in March 2026 at 9.9 million each — establishing the all-time price-per-square-foot record for a mainland Miami condominium at ,300 per square foot. Remaining residences begin at .9 million for a two-bedroom.

The amenity podium spans 80,000 to 100,000 square feet across both towers and is managed entirely by Mandarin Oriental-trained staff to Forbes Five-Star standards. Ten pools are distributed across the site, including a cascading multi-tiered infinity complex and a private rooftop pool at the South Tower's summit. The Mandarin Oriental Signature Spa offers treatment rooms, hammam, sauna, and cold plunge facilities alongside a forest yoga lawn and a Technogym fitness atelier. Multiple waterfront dining venues — developed with Michelin-starred chefs Richard Ekkebus and Antonio Guida — are joined by a tea pavilion, private wine cellar, al fresco grilling terrace, and a 12-seat conference suite. Recreation amenities include an indoor golf simulator, private screening lounge, children's club, dog grooming spa, and a revitalized 1.5-mile Brickell Key Bay Walk, refurbished and expanded as part of the project.

Residents receive the full suite of Mandarin Oriental hotel services: 24-hour concierge and valet, in-residence housekeeping, travel planning, transportation coordination, in-home spa treatments, and priority access to all hotel dining and spa facilities. The 28 Hotel Residences in the North Tower are available as fully furnished, turnkey units eligible to participate in Mandarin Oriental's nightly rental program when not in personal use.

Swire Properties — the Hong Kong-listed developer behind Brickell City Centre and virtually every residential building on the island — broke ground on Brickell Key in 1978. The Residences at Mandarin Oriental is their considered conclusion to that project: the highest building they have ever built in the Americas, on the last land they own, bearing the brand of the hotel they opened here in 2000. Delivery is anticipated in 2029.
