About the Project

At the intersection of Brazilian design heritage and South Florida waterfront living, Origin Residences by Artefacto stands as a singular achievement in boutique luxury development. Located at 9760 West Bay Harbor Drive on the calm, canal-laced shores of Bay Harbor Islands, the seven-story building introduces just 27 fully furnished residences — a deliberate restraint that ensures an intimacy rarely found in Miami's competitive luxury market. This is the first residential project in the United States ever branded and fully furnished by Artefacto, the iconic São Paulo design house, making Origin Residences not merely a place to live but a landmark in the evolution of branded luxury real estate.

Artefacto's story begins in 1976, when Albino Bacchi founded the company in São Paulo with a philosophy rooted in exceptional craftsmanship, natural materials, and a distinctly Brazilian sensibility. His son Paulo Bacchi grew up immersed in the brand, joined the family business at eighteen, and harbored a lifelong ambition to bring Artefacto's vision to the United States. That dream was realized in 2002, when Paulo opened the brand's first American showroom at the Shops at Merrick Park in Coral Gables, followed by a second location in Aventura in 2012. When Albino retired in 2014, Paulo assumed the role of CEO and has since overseen Artefacto's transformation into one of South Florida's most celebrated design names — the firm behind landmark stagings at Porsche Design Tower, Palazzo del Sol on Fisher Island, and a penthouse residence at Zaha Hadid's One Thousand Museum. Today, with Paulo's sons Pietro and Bruno now holding senior positions, Artefacto has entered its third generation, its commitment to luxury and longevity undiminished. The brand's signature aesthetic — angular lines and exotic woods softened by rattan, linen, and woven textiles, blending Brazil's organic warmth with the contemporary clarity of northern Italy and the minimalism of Asia — defines every surface and material decision at Origin Residences.

The development is the American debut of VDA Development, a Chilean real estate company established in 2003 by principals Mauricio Moya and Sergio Guzmán. What began as a twenty-one-unit residential project in the Ñuñoa commune of Santiago grew, over more than two decades, into one of Chile's most respected development houses, with a portfolio spanning premium residential buildings and two full-service hotels developed for the Radisson chain. For their first venture outside Latin America, Moya and Guzmán chose Miami — and specifically the underbuilt, high-barrier-to-entry market of Bay Harbor Islands — as the proving ground for VDA's international ambitions. The partnership with Artefacto was not merely a branding exercise but a foundational alignment of values: both firms share a belief that the finest residential environments are built from the inside out, with interiors and architecture conceived as a single unified expression rather than separate disciplines bolted together after the fact.

The architecture of Origin Residences was entrusted to Revuelta Architecture International, the Miami-based firm led by Luis Revuelta, AIA, whose portfolio encompasses some of the city's most recognized luxury towers. For Origin, Revuelta conceived a pyramid-inspired, stepped massing that rises seven stories in clean modernist planes, the building's silhouette tapering slightly as it ascends to create a sense of graduated lightness against the Bay Harbor sky. The minimalist exterior — characterized by deep overhangs, horizontal banding, and open balconies that frame water views — reads as quietly confident rather than showy, a deliberate counterpoint to the maximalism that defines much of Miami's luxury skyline. Each of the 27 residences spans between 2,135 and 2,200 square feet across two-, three-, and four-bedroom configurations, proportioned for generous living rather than speculative efficiency. Every home arrives fully furnished with a bespoke Artefacto package, and first-time purchasers receive a private design consultation with Artefacto's team — an opportunity to select custom finishes and furnishings that reflect individual taste within the brand's carefully curated aesthetic vocabulary. Prices range from approximately .8 million to .5 million, reflecting both the quality of execution and the scarcity of the product.

The amenity program at Origin Residences is intimate in scale but comprehensive in scope, designed to serve a community of twenty-seven households rather than hundreds. The crown of the building is a rooftop pool deck with a full summer kitchen and bar — a venue as suited to quiet morning swims as to evening gatherings overlooking the shimmering water. A social lounge and club room provide refined gathering spaces at grade level, while a fully equipped fitness center, dedicated co-working space, and a children's playroom ensure the building functions for residents with varied daily rhythms. The building also incorporates a pet zone, a thoughtful amenity in a neighborhood where many residents walk dogs along the tree-lined streets. Most distinctively, Origin Residences offers a private marina with ten boat slips — a rarity in Bay Harbor Islands and a practical luxury for residents who wish to access Biscayne Bay and the broader Miami waterway network by water, whether by powerboat or by day cruiser.

Bay Harbor Islands occupies a sliver of land between the Indian Creek waterway and Biscayne Bay, connected to Miami Beach by the 96th Street bridge and to Bal Harbour by a short walk north. The island has long been defined by its human scale: low-rise buildings, neighborhood bookstores, independent cafés, and a residential calm that stands in deliberate contrast to the spectacle of South Beach or the density of Brickell. It is one of the few remaining Miami Beach-area addresses where a boutique building of this caliber could be realized — zoning constraints and community culture effectively preclude the kind of large-scale development that has transformed adjacent markets. For investors and end-users alike, that scarcity carries real weight: with twenty of the twenty-seven residences already pre-sold ahead of the project's anticipated late-2026 delivery, the market has rendered its verdict clearly. Origin Residences by Artefacto is not merely a new building in Bay Harbor Islands — it is the definition of what Bay Harbor Islands luxury should look and feel like.
