About the Project
Bay Harbor Towers represents the most consequential luxury condominium to emerge from Bay Harbor Islands in a generation — a twin-tower statement of ambition conceived by PPG Development, the firm helmed by Ari Pearl, one of South Florida's most accomplished developers. Pearl founded PPG after relocating to the region in 2003 and has since overseen more than five million square feet of development encompassing multifamily, hotel, condominium, and resort projects, managing in excess of three billion dollars in transactions across his career. For Bay Harbor Towers, Pearl partnered with Jonathan Leifer of L3C Capital Partners and secured a seventy-million-dollar construction loan from MSD Capital — a signal of institutional confidence that underscores the project's financial credibility. With Civic Construction serving as general contractor, the development topped off in November 2025, reaching its full structural height on schedule with delivery anticipated in 2027.
The architectural vision belongs to Kobi Karp, the Miami-based architect whose name has become synonymous with refined coastal luxury. Karp's design for Bay Harbor Towers is defined by a striking facade of white-veined black marble — a bold, graphic palette that sets the building apart from the pastel vernacular of Miami Beach while nodding to the permanence and gravitas of natural stone. The two eight-story towers rise with crisp, contemporary lines above the Biscayne Bay waterfront at 10143 East Bay Harbor Drive, their massing calibrated to maximize water exposure for every residence. At just 44 homes across the two buildings, the scale is deliberately intimate — a boutique offering that guarantees a level of exclusivity and personal service rarely achievable in larger towers. The overall composition reads as architecture for collectors rather than the masses, a building that announces itself without shouting.
Interior design responsibilities fall to Steven G, the celebrated Pompano Beach-based designer whose four-decade career encompasses some of the most prestigious residential commissions in South Florida. Each of the 44 flow-through residences — ranging from two to four bedrooms and spanning 1,870 to 3,393 square feet — is delivered fully turnkey, furnished with exclusive access to the Hessentia furniture collection curated under Steven G's direction. The open-concept living areas are oriented to capture simultaneous views of Biscayne Bay and the Atlantic Ocean, a feat made possible by the flow-through configurations that place glass on both ends of every home. Chef-ready European kitchens are outfitted with wood-fluted cabinetry, sleek brass accents concealing generous storage, and brushed brass Dornbracht fixtures — hardware specified at the level of a private residence rather than a condominium. Private quarters are separated from entertaining spaces with the deliberateness of a couture floor plan, creating homes that function equally well as full-time residences and lock-and-leave retreats.
The amenity program at Bay Harbor Towers has been constructed with the same editorial rigor as the residences themselves. The rooftop crowns the building with over ten thousand square feet of programmed outdoor space centered on a fifty-five-foot infinity-edge pool and an adjacent sunset jacuzzi, ringed by chaise loungers, private cabanas, daybeds, and a summer kitchen with open-air dining. At grade, a dedicated wellness floor introduces a fifty-foot indoor saltwater lap pool — a rare provision in any boutique building — alongside a full spa suite featuring private treatment rooms, steam room, sauna, and hot and cold plunge pools with towel service. The fitness center is equipped with bespoke Paragon apparatus, the same brand favored by performance-focused private clubs. The private marina extends the lifestyle aquatically, offering thirteen boat slips accommodating vessels from thirty-five to fifty feet, with direct ocean access through Haulover Inlet. Completing the picture: twenty-four-hour concierge and valet, an owner's lounge with news cafe, and a hammock garden that brings a meditative, resort-like ease to the ground-floor experience.
Bay Harbor Islands occupies a singular position in the Miami metropolitan geography — a small, incorporated village of roughly two square miles tucked between Bal Harbour to the east and North Miami to the north, connected to the mainland by the Broad Causeway at NE 123rd Street. The islands lack the frenetic commercial energy of South Beach or Brickell; instead, they offer a low-rise, walkable character that has historically attracted a discerning residential constituency that prizes discretion over spectacle. Bay Harbor's East Island hosts a compact but sophisticated retail and dining corridor along Kane Concourse, while the West Island is composed almost entirely of single-family waterfront homes. The proximity to the Bal Harbour Shops — one of the highest-grossing retail destinations per square foot in the United States — places world-class luxury retail within a five-minute drive, while Miami Beach, Surfside, and Aventura are all within easy reach.
From an investment standpoint, Bay Harbor Towers has demonstrated the depth of market demand in remarkable fashion, surpassing 75 percent sold and achieving more cumulative sales volume than any other condominium development in Bay Harbor Islands history — an accomplishment that reflects both the strength of the product and the enduring scarcity of true luxury inventory in this particular submarket. With remaining residences priced from approximately 2.6 million dollars and the two penthouses opening at ten million dollars, the pricing reflects a market that has re-rated significantly since the project launched in late 2023. The combination of a proven developer with a three-billion-dollar track record, a globally recognized architect, a turnkey finish level that eliminates post-closing capital expenditure, and a location that balances waterfront access with genuine neighborhood tranquility makes Bay Harbor Towers a compelling proposition for both primary residents and internationally mobile buyers seeking a permanent Miami foothold.
