Rising eighteen stories above a private canal in Aventura, Florida, Avenia by Fendi Casa represents one of the most consequential marriages of haute couture and residential architecture to emerge in South Florida in years. Developed by Vertical Developments and formally launched in January 2025, the tower brings the full weight of the Fendi Casa brand — heir to nearly a century of Roman craftsmanship and the wider LVMH luxury ecosystem — to bear on just twenty-two canal-front residences. The result is a building conceived not as a backdrop to life but as an object of design in its own right: a limited, waterfront sanctuary where the aesthetic vocabulary of one of the world's most recognized fashion houses defines every surface, material, and spatial sequence. Situated adjacent to a championship golf course and within minutes of the Intracoastal Waterway, Avenia occupies a rare site in Aventura's established residential corridor that offers both urban connectivity and the seclusion of a private estate.
The architectural commission was entrusted to Kobi Karp Architecture & Design, the Miami-based firm responsible for some of the region's most celebrated luxury towers. Karp's design for Avenia is immediately legible in its restraint: the eighteen-story form is characterized by sinuous arched apertures, deep-set terraces, and a facade composition that draws on classical Mediterranean proportion while remaining unmistakably contemporary. Each of the building's residences occupies a half-floor plate, ensuring three distinct exposures per home and maximizing unobstructed views of the canal, golf course, and distant city skyline. Landscaping by L&ND Design extends the building's design sensibility into more than fifty thousand square feet of curated greenery, a vertical garden, and a linear park that buffers the property from the street and reinforces a sense of enclosure and exclusivity. The project is targeting LEED-Silver certification, reflecting a commitment to environmental performance that complements its aspirations to lasting architectural quality.
The twenty-two residences divide into two primary configurations — east and west half-floors — each offering three or four bedrooms and four-and-a-half bathrooms within approximately 3,500 square feet of interior space, with private terraces adding up to 1,345 square feet of outdoor living. At the crown of the building, two full penthouses — named Acqua and Terra — expand to nearly 3,900 square feet of interior area with nearly 1,912 square feet of exterior terrace. Interiors throughout were conceived in close collaboration between Fendi Casa and The One Atelier, resulting in a palette of warm neutrals, European travertine, fine wood paneling, and quartz that serves as an ideal foil for the signature Fendi Casa furnishings specified for every residence. Custom walk-in closets are manufactured in Italy to Fendi Casa's exacting standards; kitchen cabinetry carries the same bespoke detailing. Sub-Zero and Wolf appliances anchor the culinary spaces, while spa-inspired primary bathrooms feature freestanding soaking tubs and rainfall showers finished in imported stone. Private elevator lobbies ensure that no two residences share a common corridor, and dedicated service entrances maintain the seamless discretion that this level of living demands. Smart home technology — encompassing motorized window shades, integrated audio-visual systems, and full-building Wi-Fi infrastructure — is standard throughout.
The amenity program at Avenia is distributed across three distinct zones, each calibrated to a different register of resident life. The ground-floor atrium establishes the tone: a double-height lobby staffed around the clock by security and valet personnel, a marina lounge with a dedicated coffee bar, bicycle storage, and a private reception with concierge services. The building's fourth level, known as the Mezzo, houses more than ten thousand square feet of programming that rivals the offerings of a five-star resort. A Technogym-equipped fitness center anchors the floor alongside indoor and outdoor yoga and Pilates studios; a full spa offers sauna, steam room, cold plunge pool, and a salt-wall therapy room. A games lounge with billiards, a private library with a wine wall, a golf simulator, a screening room, an executive boardroom, and a private dining room with a fully staffed gourmet kitchen complete the level's offerings. The Horizon Rooftop delivers the building's most dramatic sequence: a resort-style pool and separate spa pool, custom Fendi Casa cabanas, two covered summer kitchens, and outdoor showers framed within the building's signature arched coves, all oriented to capture all-day sun and panoramic water views. The private marina — featuring fourteen slips accommodating vessels up to eighty feet in length — places the building in direct dialogue with the broader boating culture of South Florida's Intracoastal corridor.
Vertical Developments was formed as a joint venture between V&V Grupo Inmobiliario and Location3 Investments, two organizations with deep roots in Latin American real estate development and Miami's luxury residential market. Under the leadership of CEO Fernando de Nunez y Lugones, the firm has built its identity around branded residential collaborations at the very top of the market, with Armani/Casa Residences Pompano Beach serving as an earlier benchmark for the developer's approach. That project established the firm's ability to navigate the complex creative and contractual demands of partnering with a global luxury house — negotiating brand standards, material sourcing, and licensing while delivering a finished building that satisfies both developer economics and the exacting expectations of the brand's own design guardians.
