About the Project
Casa Bella Residences by B&B Italia rises 56 stories at 1400 Biscayne Boulevard, a rippling glass silhouette at the crossroads of Miamis Arts and Cultural District and the waterfront edge of Edgewater. Designed by Arquitectonica, the towers curved facade draws its form from the flowing surface of Biscayne Bay just blocks to the east, its undulating balconies catching light differently at every hour of the day. Developed by Related Group and Alta Developers, the project represents a new category in branded residential real estate: a tower conceived not as a licensed collaboration but as a total design environment, in which one of Italys most storied furniture manufacturers has shaped every surface, material, and spatial experience from the lobby to the penthouse terraces. The result is a building that reads as a work of applied design rather than a speculative residential tower, an argument that architecture and interiors can function as a single coherent object.
B&B Italia was founded in 1966 by Piero Ambrogio Busnelli in the Brianza region north of Milan, the geographic heart of Italys postwar furniture industry. Busnellis founding insight was technical as much as aesthetic: he recognized that polyurethane foam molding, then being used to manufacture rubber consumer goods, could transform the production of upholstered furniture. The company became the first in the sector to industrialize the process, setting a standard for quality and durability that its competitors spent decades trying to match. Over the following half-century, B&B Italia assembled one of the most consequential design rosters in the industry, commissioning work from Mario Bellini, Antonio Citterio, Patricia Urquiola, Zaha Hadid, and dozens of others. The brand received the Compasso dOro, Italys most prestigious design award, four times, and in 1989 became the first manufacturing entity ever to receive the prize in its own right rather than as the producer of an individual designers work. Piero Lissoni, appointed artistic director of B&B Italia in 2021, served for years as one of the brands most trusted collaborators before taking on that role. His Milan-based firm Lissoni and Partners directs all interiors and amenity spaces at Casa Bella, translating a half-century of material culture into a residential environment that carries genuine design authority rather than simply a brand name.
The 319 residences are configured as one- to four-bedroom homes ranging from approximately 711 to 2,187 square feet, with no more than seven units per floor ensuring an uncommon sense of privacy for a 56-story building. Every residence arrives with 10-foot ceilings, direct private elevator access, Sub-Zero and Wolf appliances, and kitchen and bathroom cabinetry by ITALKRAFT in finishes individually selected by Lissoni. The material palette throughout — honed stone, warm-toned woods, custom metalwork — reflects B&B Italias long-standing commitment to Brianza craft traditions reinterpreted through contemporary production. Crowning the tower is a Penthouse Collection of 10 fully furnished residences across seven distinct floorplans, among them two triplex units on the 54th floor that span nearly 5,900 square feet each. These upper-level homes arrive with private rooftop terraces, spa pools, and fully equipped indoor-outdoor summer kitchens framing unobstructed views across Biscayne Bay toward Miami Beach. In 2023 a contract was signed on one of the triplex units at 2.6 million — ,138 per square foot — setting a price-per-square-foot record for the Arts and Cultural District.
The amenity program at Casa Bella spans two dedicated floors and is anchored on the 11th level by an 80-foot lap pool surrounded by Italian-inspired gardens conceived by Swiss landscape architect Enzo Enea, whose firm has designed green environments for projects across Europe and the Americas. The pool terrace is served by a full-service poolside bar and Mediterranean cafe, private cabanas, a yoga lawn, and a shaded lounge deck with towel service and sun-care stations. An outdoor pickleball court and dedicated private dining space with grilling facilities extend the outdoor program further. The indoor amenities read as an edited private club: a fitness center with direct water views, separate yoga and spin studios, a spa offering on-demand treatments and a beauty salon, a private theater, a wine vault with tasting lounge, a children's playroom, a pet spa, a co-working lounge, and a business center with conference facilities. On the 56th floor, a second rooftop pool and open-air observatory complete the vertical amenity sequence, offering panoramic views that sweep from the Atlantic across the city to the Everglades. All residents also receive a complimentary one-year membership at the Grand Bay Beach Club in Key Biscayne.
Biscayne Boulevard at 14th Street places Casa Bella in one of Miamis most culturally layered urban addresses. The Adrienne Arsht Center for the Performing Arts, the largest performing arts complex in the southeastern United States, sits directly across the boulevard, its two primary venues hosting the Miami City Ballet, Florida Grand Opera, and a full calendar of international touring productions year-round. The Perez Art Museum Miami and the Frost Science Museum anchor Museum Park two blocks to the south, while Wynwood — with its concentration of galleries, studios, and design-driven restaurants — is walkable to the north. The Design District, home to the North American flagships of nearly every major European luxury brand, lies within a five-minute drive. The buildings position at the boundary of downtown and Edgewater gives residents straightforward access to Brickell, Miami Beach via the MacArthur Causeway, and the airport, while remaining insulated from the density and noise floor of the urban core.
Casa Bella topped off at its full 56-story height on July 9, 2025, with more than 90 percent of its 319 residences already under contract at that milestone. Residences are priced from approximately 40,000, with the full pricing range extending to 2.6 million for the triplex penthouses. The project is targeting a summer 2026 delivery, with June 2026 as the working completion date as of early 2026. Sales are managed by Fortune International Realty. For a building of this scale and ambition, the sales velocity reflects both the strength of the B&B Italia brand in a market that has become increasingly discerning about the substance behind luxury designations, and the underlying demand for well-located full-service residences on the northern edge of downtown Miami.
